Did you get a response yet? I think its just that the dev's have made 2 releases within a very short time, therefore I assume they a bit under the pump. Re: Oaklands Schofields 133Jun 01, 2015 10:25 am Hi Guys, Just need your thought on realistic land registration for Stage-1 and Stage-2. what crowland replying is about Jan-16 which at the stage looks very unrealistic as they haven't started any work and most of the builder I met they have told me it took them atleast 6 months to develop land as per council requirement. I met 3-4 builders and when I told them about Jan-16 land registration they advice me two things 1 - To consider realistic date so they can cover up their fixed price tender up to that date.( if land would not be register upto that period then need to pay extra or ready for re-tendering process) 2 - To consider some price hike (~4%) in current price from October 2015. Now I am trying to figure out what could be the date for Land Registration in OAKLANDS case 1 )did anyone recently speak with crowland dev. for date ? 2 ) while getting fixed price tender with any builder upto what date we should consider ? ( I am preferring June 16 as tender validation date but by looking burrawarise case I am bit concern even that deadline meet or not) 3) If you have any suggestion or any of your builder have covered you for good time period please suggest me the name of your builder , would like to meet them. Re: Oaklands Schofields 134Jun 01, 2015 11:13 am @Tobhagirath: I purchased the land in stage 1. just had a look at the contract from Crownland and it specifies the max date as 30th Sep 2016. My feeling is that we should be working on that date as you rightfully said Jan 2016 is out of question. Don't think that we should be surprised with this as even the biggies like Stockland are much behind the date they promised to their clients for Ellara. We signed land contract back in Feb 2014, for a block in burawa rise, which is currently being developed by the same developer. Sunset clause for land rego was June 2015. Then was amended to Nov 2015 because of "who knows what" delays (could be council and contractor delays plus weather delays). So we are still patiently waiting. My solicitor advised that as per his experience developers generally take additional 3-4 months from the sunset date. To be on the safe side, we should allow 3-4 months i.e. ideally Jan 2017. Considering no work has been carried out yet, it seems highly unlikely that land will registered by sunset date. Good luck to us all! I met 6 builder they all told me mostly developers gave you land before sunset date or if they are not then they will extend it further. Burawa rise is the one example which we can consider for Crowland work. Did they complete any other project in this area ? and what about stamp duty- it has to be paid withing 3 months of contract signing date? I have secured a lot in stage 3 and they said expected settlement is April 2016 but if stage 1 doesn't settle by Jan 16 then I'm more sure how they can get the land ready by April. If you are looking to lock in contract, Cham pion homes is having special to lock in for 20 months which I've found out yesterday. But please do you research before you sign any tender. Yes, I also paid stamp duty within 3 months after the exchange of contract. However I have exchanged the contract in September 2014, paid stamp duty in December 2015 and land settled in March 2015.
