We actually ended up in credit by about 500 on the tender cost even after all our upgrades and additions. However, now we have spare cash for better landscaping and nicer furniture/fixtures etc If I had extra budget back then I would have upgraded tiles in bathrooms to be floor to ceiling, added heat lamps in bathroom ceilings, added the rumpus or grand alfresco with a gas fire place and so on. So many things we could have added on. However, we are extremely excited with what we have and can't wait for it to be built so we can move in. Looking at what other people are building as well as all the extras they added in, our princely home doesn't feel quite as princely any more but it will still be a huge upgrade from our 2 bedroom apartment we currently live in. I feel the same way about post-handover stuff, that's why I put a $10k allowance in our tender for electricals. The only thing we splurged on was a spa bath for the main bathroom. Everything else was practical and functional upgrades such as under stair storage for example and the extra external lights, expansion of the powder room to include another shower and things like that. I have received quotations from a external landscape company but of course we're not going to be doing any actual landscaping for a while. Landscapers generally will do an off plan quote but of course until they get on site they won't be sure of costs. I'd still get started in contacting landscapers early on to get these off plan quotes because they generally take a while to respond. Just turf, some basic paving and perimeter (along the fence line) garden beds. So it may not be the right for your situation... and of course they haven't actually done any work.. nor do I know how reliable they are.. so perhaps "recommend" isn't the word I would use..
