Browse Forums Building A New House 1 May 23, 2015 5:20 pm Hi All, I am a first home buyer and building in clyde north Victoria. After few months of browsing and visiting display centres I have now drilled it down to Carlisle (easy living Tennyson home) and Henley (Monaco Lux Q2). Tennyson is within my budget but have very standard inclusions and I am restricted to pre selected colours, tapwares, floor plan from carlisle, which I am not allowed to change. The price does however include porcelain tiles(instead of laminate flooring) in the living area and kitchen etc. I am also not very happy with the floor plan as the entry and master ensuite is smaller than normal compared to other houses on a 14 meter block width. Henley on the other hand is 20k dearer but I like the floor plan and the inclusions on offer. Now here is the sticking point, I was rushed by carlisle to put the 2k deposit down to secure the promotion which was going to end soon, at that time I wasnt aware of Henley Lux Q2.They also got me to sign the paper that the deposit is non refundable. Now I am leaning more towards henley but feeling a bit disappointed that I may be losing my hard earned 2000 dollars. Now here I need some guidance from you people what should I do, Whether to go ahead with Carlisle based on the inclusions and deposit that I have already paid or sign a contract with Henley ? Any thoughts about the floor plans and inclusions ? I would greatly appreciate your response. I honestly think it depends on what house ypu prefer the feel of when you walk through it. We picked a house that didn't look great on paper but when we were in it we just loved the feel and kept coming back to the see house all the time. I wouldn't let that $2k deposit worry you. You need to decide on which house you love - in the long run that $2k won't matter and you may always wish you built something else because of it. There is so many costs along the way that pop up, that will just be one of them. Which display do you love more? I would not worry with $2000 because building is a big project and at the end of the day you want to build something that you will be happy with and not always regret which can happen. Based on what you said in your heart you want to build with Henley but you want to hold on to Carlisle because of your $2000, my dvice ditch the $2000 and build a house with all the inclusions you want and you can live hapilly!. I say do it if you can afford to, or you will regret it forever. Do a pro and con list for each to make sure you are certain, then just go with Henley if that's what you want. Better to regret 2k, than ..a few 100k once the house is done and you don't love it. This reminds me of last weekend, I paid $90 for a pair of shoes 3 years ago.. they are one size too small and I've never worn them, but I just haven't been able to let them go because of the cost. Last weekend I finally gave them to a friend, who is loving them and I bought myself a pair that fit! I feel much better. We paid $1000 to a builder and then went with another builder who credited us the deposit amount off our tender. It's worth asking if Henley would do something similar. If you're going to make what is the biggest purchase you're ever likely to make, you want to get the plan/layout which you are most happy with, especially if it's your forever home or a home you will live in for a long time. I think spending 200k+ on something you're not completely happy with is going to hurt more than losing 2k and building something you are much happier with. Also ask Henley if they are willing to credit you the 2k to sign with them. I saw Monaco as well but i am building montana q1. Porter david ditched me as well. I lost 2k but then approached to henley. My house is close to completion and i want to say henley did very good job. Yes ask henley may be they will credit you 2k. My main intent behind my post was to hear from other people who have gone through similar situations in their life and thankfully I got that from your prompt replies. I admire the fact that you do care about others and shared your experiences.Now I feel that I have a strong community behind me who can help me achieve my goal of building my dream home. Having said that it was never the intent of my post to damage the reputation of any of the builders listed above but rather explained the situation I was in.
