Browse Forums Building A New House Re: JG King build. PICS, PICS & TIPS!!! 101May 20, 2015 1:50 pm SUGGESTIONS PLEASE...
Unfortunately we have had some trouble with our house and I was wondering if anyone could recommend (or knows of) a surveyor/inspector/ company which can scope the house for defects.....???? From what I've heard the building company does is on completion, but incase we miss defects, I would prefer an outside company completing it. TIA Re: JG King build. PICS, PICS & TIPS!!! 102May 22, 2015 10:09 am After doing some research and calling around, I have been reccommend two highly reputable building surveyors. I have been informed to let our building company know in advance, that we will be performing an independent Quality Assessment (QA, which is basically a defect report), so that they are able to correspond a time (before handover) to get this completed. I thought I would add these contact details to my forum, incase this idea interests anyone else.... *Glen Norman (Who also comes back and completes a sign-off, to ensure the defects have been corrected) 0428635694 *Frank Moretto 03-58314065 Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 103May 22, 2015 10:32 am From day dot we have stated that we were after a normal grey driveway. Our promotion included a charcoal driveway (30ms), which we changed (In the promotion, colour report and contract) so that the colour was normal grey. Due to our set back, our driveway was slightly larger than what was included in the promotion. We were informed by our consultant and supervisor (at the time) that this was not an issue, and to inform the concreter to lay extra on the day (and pay him in cash)... Two weeks ago our driveway was laid. The concreter did a fantastic job, but unfortunately it was charcoal. We have had an apptointment with our building company, as this was a mistake and I undertand mistakes happen. We have suggested to either have it covered with a pebble overlay (as paint and fleck will wear, plus they required aftercare, ie: sealing every 1-3years) or to relay it with normal concrete, as per the contract. It has been difficult getting in touch/hearing back from the building company, and very stressful for us as we did not know what the decision was. Finally after a conversation yestersay, we were informed that we would get $1800 refunded for the driveway (if we left it as is). If we chose to relay it (in normal grey) they would do that, but we would need to pay for the additional concrete aswell as a $1000 variation fee (as the additional concrete was not documented by any of the staff, who spoke to us about this on a regular basis).... Not sure what to do.... I hate the driveway colour and wish this mistake never happened in the first place. Here are some pictures of our driveway... Great job, but unfortunately the wrong colour... PICS, PICS & TIPS!!! 104Jun 02, 2015 2:59 pm Great build thread Keri and Cass. I hope the driveway gets sorted out soon. Couple of question we are looking at a JG king home and I would mostly increase the garage too, For your cost how much did you extend it by? also with the few set backs you've had overall are you still happy with the build and the way JG King have handle it? Our Build Thread - JG king Memphis Re: JG King build. PICS, PICS & TIPS!!! 105Jun 02, 2015 3:25 pm It is a nice concreting job, shame the colour was buggared up! If it was me, I would take their $1,800.00 refund and once you are in the house, buy some grey driveway paint from Bunnings and paint over it yourself. We did this with our old driveway at our previous house and it worked beautifully. A bit of a pain, but you will get the result you wanted in the first place, and will probably end up with $1,500.00 in your pocket after the cost of the paint. Or, spend the $1,800.00 on getting a professional in to re-paint it for you. I definitely wouldn't pay for a variation or the extra concrete. My blog: tashandpaul.wordpress.com Re: JG King build. PICS, PICS & TIPS!!! 106Jun 02, 2015 3:57 pm I actually quite like that colour! I'd just pocket the refund and live with the colour IMHO but I know that's not the point, it's not what you wanted. Technically if normal grey was agreed upon in writing shouldn't they be re-doing it at their own expense? After all they were the ones that buggered up, not you... Re: JG King build. PICS, PICS & TIPS!!! 107Jun 02, 2015 4:10 pm I think it looks smart!! And also a good job. I would say to them we will take the money (personally I would not take what they offer ask for more!) and use it for your front yard with a timber/charcoal feature that would compliment your door and the driveway. Looks smart, I think better than standard grey. Re: JG King build. PICS, PICS & TIPS!!! 108Jun 03, 2015 12:30 pm Hi and thanks Surtees. For us to extend the garage by half a metre, it cost us an additional $1740.00. To be honest I am extremely unhappy with the way JG King has handled things. Our build has seemed to be a constant battle (half the battle was company not returning our calls!) with continuous problems. I would assume each office/build is different, but from my personal experience I would not recommend JG King. I actually found a review website (which I will post later) and highly recommend looking JG King up and reading the customer comments. Good luck I agree TashPaul, the concreter did do an amazing job!!! Thanks for the idea, we are actually leaning towards taking the money and re-covering it once we are in. Our contract due to expire at the end of the month (June)and JG King have estimated that we will be in the house mid-next month.....I figure to reduce additional hold-ups, taking the money is probably the smarter option lol. Thanks again Thanks ShannaLK and bluesteel haha it does look smart, but unfortunately (I think) doesn’t match our light exterior....Yes it was their buggar up and I too believe they should be re-doing it at their own expense. But due to the additional concrete only being a verbal agreement, JG King will sting us if we get the additional concrete re-done. I still think its ridiculous as everyone knew, and the plans CLEARLY indicated additional concrete needed to be laid.... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ JG King is only reimbursing us with $1800, as they state that is the value of the driveway. We have tried to ask for more and have been declined. Although, we did go in the other day to ask again, and are waiting for a call back. We would be happy with the $1800, plus the $800 it cost us to lay the extra 11m. Only time will time, fingers crossed no more set backs ! hahaha Thanks for all the suggestions everyone Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 109Jun 03, 2015 12:38 pm Just thought I would post this link for a product review site. This site is amaaaaazing !!! You can look up any builder, any appliance and anything else to gain their overall rating.....plus customer experience comments. JG King has an overall rating of 2.2 stars. Enjoy the website, absolutely anything can be researched (this forum wont let me add the link.. but the http address is www.product review.com.au (no spaces) Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 111Jun 04, 2015 11:46 am Thanks for the reply. I had seen the reviews and that is a great website, but was wondered if it was off set, using the theory of if you have a good experience you tell one or two people but if you have a bad one you tell as many people as you can. Most of the volume builders were 3 star and under from the ones I've looked at. i do always like getting first hand accounts too. Hopefully the rest of your build can progress well. I am hopefully with good research and a bit of luck when we start to build it will go well. Thanks once again. Our Build Thread - JG king Memphis Re: JG King build. PICS, PICS & TIPS!!! 112Jun 07, 2015 4:33 pm Oooooh same here Sauso!! When we first decided to go with JG King, everyone that we knew who built with them told us not to go with them. When I look back, I guess I was abit naive and I thought noooooo that won't happen to us!! Hahaha... But It did! Yea it's fantastic surtees I was vey happy once I found out about the website! If we had a good build I would be praising JG King. When we first started the sales consultant was excellent! (Which i told everyone lol), But since the build had started everything has gone down hill Hopefully your experience is different. All the best and goodluck!!!!!! Many thanks, Keri & Cass Re: JG King build. PICS, PICS & TIPS!!! 113Jun 09, 2015 6:32 pm Thats and hopefully it will go smooth I hope the rest of your build goes better and.you have a good hand.over Our Build Thread - JG king Memphis Re: JG King build. PICS, PICS & TIPS!!! 114Jun 09, 2015 6:42 pm I think they should be paying to re-do it for sure, however I would take the compensation and see how you feel about the colour once you're moved in and done your landscaping/plants etc as this might change the overall look, and you may be ok with it Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: JG King build. PICS, PICS & TIPS!!! 115Jul 17, 2015 12:15 am What did you guys decide to do with the driveway? Have things been finished inside yet? Re: JG King build. PICS, PICS & TIPS!!! 116Sep 24, 2015 6:38 am Hello guys we are also about to build with jg king your information is invalueable we just ca t seem to agree on a facade how far into your build are you? We are from geelong and looking to start before christmas Re: JG King build. PICS, PICS & TIPS!!! 119Sep 24, 2015 7:19 am Also to add. I built in geelong and i can say the once you get to build communication becomes extremely poor. So long as you keep on them it should be ok. The only 2 problems i had was paint and plaster and just after our place was finished they sacked both so i hope you dont have any problems. Feel free to message me for advice if you like.
