Browse Forums Building A New House 1 May 19, 2015 2:46 pm Hi Guys, any one can help me to get how any builder calculate the area of house example one of the design I look for it mention dimension of garage is 5.5 x 5.5 m which 30.25sqm but builder mention 32.5sqm in while calculating total area. same way when I simply calculate with dimension given in design (also included some common area) + porch there is some difference comes in the calculation, my calculation is showing me 210sqm and builder shows me 226sqm. Re: Building area Calculation 6May 20, 2015 9:09 am It may not seem kosher for the builder to be stating room areas including the walls; however, both our local council and also the NSW state rules ("Complying Development") include walls in this calculation. Also be aware that if you're looking at these areas because you're thinking about whether a house is too big for your land due to rules on floor-space vs land area, the calculations can include or exclude certain things which might surprise you (if you've not looked into it much yet). For example, you may be allowed to discount staircases, and you may have to include balconies over a certain height above ground-level but ignore balconies under that height.
