Which one worth more 22May 07, 2015 11:38 am @xxkatxx The reason we want all those rooms is because we want to be maximise the value of the house. It's not my dream or final house, probably will live there for less than 10 years. Semi ensuite just for my in law which has mobility issue. I guess what I'm trying to get is compromise between the two? Definitely need shed as I got bike etc..but a small one like some others said should suffice. I might actually do what onejohn said, keep scullery, but reduce size elsewhere. Re: Scullery or having bigger backyard? I'd prefer more usable rooms/bigger rooms than lots of little rooms but personal preference I guess. I still think you can get the rooms you want with a bit more thought to the design of the plan but if you aren't willing to do that then you will have to go for one of the options you aren't keen on. Which one worth more 24May 22, 2015 8:53 pm THE kitchen area not been right will certainly be a deal breaker for most buyers in future,if your storage is good, then backyard isn,t a problem, in fact it will be a positive to many for low maintenance, but good or great kitchen area is gospel,this area could and might decide the appeal ofv your home. I'd rather have a house that flows well and has heaps of storage and clever use of space. However, there might not be the flexibility in this persons position on the process. Which one worth more 27May 24, 2015 1:46 am Hehe its funny there are a lot of varying opinions when it comes to the right size for a room. I remember receiving a little bit of flak because i made my bedrooms larger. Sure I could have made them smaller and squeezed out another small room but it would have had no real purpose. It was not costing much more to utilise the entire upper floor so I made rooms and living areas so my kids could have their own space. Like wise with the scullery, I wanted and area where I could play with my coffee machine etc and be out of sight. I guess it comes down to circumstances and preferences.... With such a big house like this I would be disappointed with such tiny bathrooms and kitchen and I wouldn't consider buying it. I'd rather skip the study and parent retreat and create an ensuite that has bench space and cupboards to put all my stuff. Same with the bathroom...with 2 doors it's going to look cramped and squishy and needs more room. The house itself is massive...just feels out of proportion in some important areas. Unless you're building custom, don't think it can get any bigger without spending significant amount anyway?
As for study, I do run business from home, so that's a must. Custom cabinetry just too expensive, so I'm just gonna buy sell assemble wardrobe in retreat for storage... The cabinet would benefit from being longer for storage and the feeling of space. The extra basin for the powder is useful but doesn't give anything extra to the bathroom. The ensuite is lacking unfortunately. With 2 basins side by side like that you have no bench space and the 2 basins will limit the under bench storage in the cabinet. I would expect a double size shower in a house like that as the standard 900 x 900ish is tight. If you are building a house for resale like you are I would be concerned with making the bathrooms and kitchen as appealing as possible. Re: Scullery or having bigger backyard? As for ensuite, I have actually changed to double shower, just not in this current plan.
How would you suggest to make the kitchen more appealing? Already spent extra 1.8k to add an extra large pantry in, so not sure what else I could spend on. Re: Scullery or having bigger backyard? So troublesome if cut stuff at the back and have to bring to the kitchen to cook. Plus the house is too long, so scullery had to go. I'd be looking at swapping the fridge to the initial single door pantry position and closing off the other end of the kitchen with a walk in pantry. I would recess the ceiling so it frames the kitchen off from the rest of the space, i've extended the bench and where the pantry meets the bench in the corner this is a bit of a dead spot but perfect as an appliance cupboard either open or closed off with a sliding door. I've also moved the island bench over a little. Your sink and stove aren't aligned but this doesn't matter.
