It's so pretty out there and quite, the guy from QM was so lovely and helpful. Have you been on to the Ipswich city council website to see the inundation flood levels for the lot? It's a really good website and mapped accurately. We loved the area because it close to Brisbane cbd for mr tribe but when the bank wouldn't play ball we decided to stay down on the coast and the bank couldn't be more helpful . Regarding your soil tests, if they are saying a h2 I would personally take it a stronger slab and less risk of cracking is better for the house. Love the daydream floor plan it's a great size and I like the way you have changed the master to face outwards, the daydream display at Springfield is stunning. Yes those power cables are big but you know after the first visit I haven't actually even noticed them - totally forgot about them until you mentioned it! Funny. We're puting a 20% deposit down so the bank couldn't care less where we're building. Money talks I guess. Yep, we checked the flood lines and it seems to all be ok - time will tell I guess. When a plot has been on sale so long you do worry but it's too nice a location to not risk it. Hopefully we've done the right thing. As for the slab it's come back as an M and we're happy with that. Piering etc. will be done so it should be fine (Plantation didn't want to put piering in despite saying it was H2. Go figure). I wasn't fussed by them either. Gosh the bank must love you with a full 20% deposit. (Half your luck ) We also looked at a lot in barrelan point but it had been inundated in both the 1974 and 2011 floods, when both floods are marked on the lot the slab needs to be constructed so it is higher than the peak flood level. The amount of geotech work required to be above the water level was crazy, when mr tribe said no I didn't mind giving in. (His field of knowledge) The lot had been for sale for ages and the agent was not forth coming in giving the flood details. Thank god mr tribe knew what to look for. That's good your getting piering, it can only help, really they wouldn't do piering for a h2 slab? Your far better off with coral by the sounds of it. Any idea on when you might go to site. The land loan is all ready to go and should be ours in the next few weeks. Exciting. I'll be able to start planting trees after that! Mr tribe is a handy man to have . I had a quick look at your flood mapping and your overlay is only for the 74 flood not both, I'm pretty sure you don't have to raise your slab height for only the 74 level but you could check with the Ipswich city council (they are extremely helpful) there is also a height restriction for the area but your not affected and your single story. I agree with the live and learn process if mr tribe wasnt privy to that kind of information i would of never have looked for info like that. Hope you get a nice quick turn round.
