What's everyone opinion relating to sarking and is it worth the $4000 price tag? Our experience for the Sanctuary was that sarking was nearly as expensive as 12.5 BAL. We were going to do the BAL to get the sarking but had to kill some pricing in the end so the BAL and sarking went. For a 48 house was just under $5K. I would have liked to get it to provide added protection to the roof space, but in the end it wasn't a must have. I believe the matter the paint the better hiding qualities it will have. So it will hide more imperfections. It's washable so I think it will be good. In all honesty I think I am the only one to be blamed for paint disaster. The contract says matt finish. I am used to low sheen. Builders use matt finish as it hides most imperfections. I should have picked it up at contract stage. There are so many things to chose from that at that time you tend to forget, maybe a lesson for someone who has not yet signed the contract. There are few things that are bothering me a bit, wonder what experience others had: 1. Paint - I realised that Carlisle homes went with kinda flat finish that you usually get for the ceiling paint. It is rough and dead and flat looking paint, mostly I have used "low sheen" paints for walls whenever I painted. I feel they used it as it is lower cost, I would have paid extra if I knew there was a choice. This appears to be harder to clean finish. What are others experience? 2. Tiles - We went to porcelain floor tiles. We paid extra 7.5k for labour charge. What I find is that the tiles have very sharp edges. If you are walking barefoot it almost cuts into your feet. Anyone else had similar experience with porcelain floor tiles? 3. Pre delivery check list - OK, the check list that the supervisor goes through with you is like conjurer's trick. It was heaps of non-essential, non-important items that in my view are there just to tire you and keep your attention away from any major issues, so if you are going for a pre delivery inspection, make sure you are aware of what they are trying to do. Any comments would be highly appreciated. Hi OceanBlue I agree they rush through the long checklist and it is up to the home onwner to try and slow things down and pick up the items that require fixing. While a lot of them may be minor it is a pain in the preverbial!! If you have a long list like we did be prepared for tradies to turn up at kinds of hours without prior notice. For example we had 2 solid doors delivered from Sydney at 7am one day with 15 minutes prior notice. Painters and insulation staff turned up unanounced both late at night. When our splashback was eventually replaced (long story) the installer would have noticed that the gap at one end of the splashback was significantly different from the other (had to change nozzle for caulking) but said nothing and left asap. Kitchen cupboards had to be realigned. Scratches on windows were not picked up because cleaner had not done their job. In hindsight we would not have settled until everything was fixed beforehand. One bright spot was our tiling. We had 600x300 laid throughout the house and the tiler did an amazing job. I only know what they told me at the showroom and i haven't previously had it in a house to be able to tell you if i think it makes a difference, but from what i've been told it's mostly great for Fire safety (for embers and radiant heat), keeping it warm when it's cold and cool when it's hot outside as well as reducing power bills and energy efficiency. We were told regardless of if we are in a fire zone, we should consider getting it as it's great for energy efficiency!
