Browse Forums Building A New House 1 Apr 06, 2015 8:51 am Hi all Who has bought a sloping block and had it levelled out, with retaining wall put in around the boundary? How much did it cost to level it out and put in the retaining wall? And how big was your block? I know it will vary by land size. We're looking at a block that would need us to level it. TIA! Re: Building on a sloped block - levelling costs? 3Apr 06, 2015 9:02 am We have our hearts set on one of two designs, but have been struggling to find land that suits (big enough, wide enough, in our price and area range). We found a block that meets those criteria but is sloped, so wondering whether or not to consider it. ANY cut is expensive and engineered retaining walls are a bottomless money pit. I would wager that once you get quotes, you will find the exercise way to costly. Re: Building on a sloped block - levelling costs? 5Apr 06, 2015 9:20 am I agree with roomeat I do a lot of engineering feasibilites and occassionly i advise the clients not to proceed. Its funny when they put the investments up for sales they dont necessarily include anything that may impact negatively on the sale Have you been given contours, site reports and engineering...if not then you should organize your own. Cut, fill and Balance points are easy to work out, I ll see if I can find an old spread sheet or you could probably google it to find one. Convert your favourite floor plan into one that works WITH the land not against it. Adapt it to a home built up off the ground. Re: Building on a sloped block - levelling costs? 7Apr 06, 2015 1:47 pm Thanks all. The agent got back to us and the land in question is under contract anyhow, but I think we will rule out sloped blocks in future. Don't expect to build anything big on a slope block without spending a fortune. And don't expect any "off the shelf" plans to work on a sloping block as well even with the cut. They will end up looking bad where your windows will only have nice views of retaining walls. Re: Building on a sloped block - levelling costs? 9Apr 06, 2015 6:02 pm If you have your heart set on one or two designs, have you tried talking to the builder/s about of they can recommend any land? If they're a volume builder who builds in developments they may be able to point you in a direction. Design first or land first is a bit of a chicken-and-egg situation and there's not a real "right" answer, but if you've chosen your design now, you should try to find land to suit it, as others have suggested. We just have to be patient I guess!
