When sanding and polishing floor boards, does it matter if you only do one room at a time? Or is it better to have them all done at once. We only have one room ready for sanding while the others will still be months away from ready. How much is reasonable to pay for a small4mx3m room? Economies of scale mean you will get a cheaper job and a better job done if you wait until all the floors are ready. Basically you should have all your decorating finished before you sand and polish the floors. After polishing you should put a final topcoat on the skirting-boards and that should be pretty much it. Impossible to estimate a job without seeing it - condition of floor, type of wood etc all play a part. Don't trust a floor-sander who quotes without seeing the job and don't pick the cheapest. Price will vary due to the condition of the floor and how much old paint, staples, laquer, holes etc are there. Cost for one room will be hourly rate no doubt and will work out very expensive - simply not worth it! the first part can leave you with join marks if the boards are running the oppisite way to the doorway, and the second part will(depending on the time frame) leave the floors with slightly different fading variations but as the first post said diffently get someone to look at the floor before confirming a price with you Re: Sanding/Polishing floor boards 5Dec 20, 2007 9:06 pm And make sure you pull down and store any soft furnishings, curtains etc that might soak up the smell. It's *very* strong for a week and anything left out will get tainted. I did the whole house and was very glad to be able to leave it empty with all the windows open for a full week. Even then it still smelled for another couple of weeks after that.
