My builder includes an S class slab and costs go up when you have an M class and beyond. What happens when your slab is S/M? Re: Soil test results - S/M 2Apr 03, 2015 8:48 am Hi Jojeke Factors that influence Cost are 1. (Very loosely) M can cost 2-3 times the cost of S (but how long is a piece of string so....?) 2. Contour, fill, retaining, drainage, etc 3. The size, house type you are building Single vs Double storey , Brick Veneer or full masonry, etc,etc 4. Do you have a geo/ soil test report or bore hole lab tests..where are you building? 5. Sort out your site costs first as they can be a major cost concern later on when you least can afford it when you've given a design deposit. Ask them what a S/M classification is and how does it comply with AS2870. It is either slightly reactive or moderately reactive they can calculate which one it is so tell them to make a decision.If they are still unsure then ask them to do a shrink /swell test.
