Browse Forums Building Standards; Getting It Right! 1 Mar 31, 2015 6:48 pm Hi everyone My partner and I are building our first home in Yarrabillba and we have a concern which I feel the builder is giving me the run around answer, I would love some help to understand why... On our plans our electricity meter is drawn on the left hand side though the operations manager had rang me to let me know they were drawn on the right hand side and it has been put on the right hand side. At first I wasn't concerned cause I hadn't of seen it in person and ask the manager if this would pose any problems or cost me more. I wouldn't of cared but our side access is on this side and the meter will cause issues with our gate. Apparently the green box is on the left hand side though I was driving past our block and it is on the right hand side? Is there any chance I can get this on the side as per my plans at no extra cost or do I not have any legs to stand on? I have now spoken to the operations manager and construction manager and they keep on giving me different answers to my questions and are really hard to get a hold of We started with so many problems with our land developers and now problems with the builder it is becoming to feel not worth the hassle anymore Thanks Re: Need help! Electricity meter on wrong 5Mar 31, 2015 8:35 pm Sorry I'm lost.... You originally said "On our plans our electricity meter is drawn on the left hand side" Then "My left hand side is my garage where the meter in sitting atm" Are you saying there was a variation to move it to the right hand side which was never carried out? Re: Need help! Where do I stand? Electricity meter on wrong 8Mar 31, 2015 9:38 pm So the green box is on the LHS same as the meter box. To put it on the RHS of the house you would incur a fairly large variation for the extra mains to get to the other side. The standard allowance would be 6m. Re: Need help! Where do I stand? Electricity meter on wrong 9Mar 31, 2015 9:56 pm So if the plans that we signed of on have the meter on the RHS and the power box on the LHS- does that mean the builder must follow through at no expense to us? They have put it on the LHS and didn't inform me until afterwards. Thanks for your help Re: Need help! Where do I stand? Electricity meter on wrong 10Mar 31, 2015 11:21 pm It looks pretty clear to me... the meter box is on the right hand side on your contract so that's where it must go. If you didn't sign a variation then nothing has been formally agreed to. Re: Need help! Where do I stand? Electricity meter on wrong 11Apr 01, 2015 6:48 am Theres a few variables here, its not simply black and white as people have said. Where is the green box shown on the developers plan? Typically the builder will put the meter box as close to that as possible. If the developer plan shows its on the left, did you pay extra for the additional mains to have the MB on the right. What is in the project spec you also signed as part of the contract? In fact, what is in the project spec is higher in the order of reference then what is on the plan. Re: Need help! Where do I stand? Electricity meter on wrong 12May 16, 2015 7:36 am The builder has to build what's on the contract documents, full stop. The only potential problem that I can see is that AS3000 Wiring Rules requires 600mm clearance beyond the swing radius of any switchboard door. Your switchboard is probably semi-recessed into the brickwork, but would still stick out a little bit, say 50mm. The door is probably about 450mm wide. So when the switchboard door is open at 90 degrees, it protrudes out 500mm from the side of your house. If your house is only 1000mm off the side boundary fence, this only leaves 500mm clearance instead of the required 600mm clearance. This may be why your meter box has been moved to the other side - but if this is the case then the builder should have explained it to you. If they are moving it to the other side just to save them some money on consumer mains cables I would be telling them to politely jam it - build it as per the drawings I signed off on.
