The values of properties in these 2 suburbs appreciate much, much more than Marsden Park. However, it comes at a price. Unless you are willing to camp for 5 nights and willing to pay the price, you may want to give the Greenway Living Estate a go. At the moment the release worth looking at in Rouse Hill is that by Lend Lease. There should still be properties that are within the first home owners threshold. At Rouse Hill you've got the Rouse Hill Town Centre and the Rouse Hill Train Station which is now under construction. There is not much land left in Schofields except for Burawa Rise, Oaklands Estate and The Grounds. Among the three I'd choose The Grounds because it is on higher grounds. The following house and land packages are also under the first home owners' threshold but I doubt that these are still available for sale: Lot 164 Alex Avenue, Schofields Lot 2 Cnr Chester and Westminster Street, Schofields NSW 2762 Lot 20 Quakers Hill Road, Schofields NSW 2762 Lot 50 Quakers Hill Road, Schofields NSW 2762 If Jordan Springs is not too far it is worth considering as well. For example I looked at the pricing of lands in small estates like North Park and The Avenue as against that of Elara. I have also been looking at the myrpdata sites: Colebee Quakers Hill Schofields The Ponds Riverstone I also skimmed thru the DCPs of the Growth Centre Precincts and tried to understand the directions of the developments taking place. The question often asked by investors is how near the closest train station is from a prospective home site. Although the Riverstone train station is very close to Elara, there are potentially 3 trains stations close to Schofields namely Cudgegong Road, Quakers Hill and Schofields itself. Anyway, at least the government has reserved a corridor for a possible Marsden Park train station but there is no certainty that this will eventuate. Also, I guess one of the reasons that drives Schofields up is its proximity to The Ponds (deemed Sydney's most advantaged suburb) and Rouse Hill. Stockland probably believes in the potential of Schofields that is why they acquired the Skylands Estate. Perhaps you were referring to sold out estates such as Aurora Estate, Gardenes, The Meadows, The Fields and Primrose Gardens, which were all surrounded by old, sometimes dilapidated houses but are still way far more dear than Elara. Having said all these, I agree that Marsden Park will catch up with Schofields in time but not in the very near future. It is the only estate at Marsden Park offering land for sale. The Grange only offers house and land packages. The whole of the Greenway Living Estate now belongs to the Colebee suburb so the values have gone overboard and left Elara behind. That leaves you only with The Grange as an alternative for Elara. Their prices are akin to those of the last release by Rawson Homes at Foxall Road, North Kellyville. Perhaps we are still adjusting to the prices especially when these get beyond A$900K or close to it. The Ready Built houses by Edgewater Homes seem to move faster than the big guns and I would attribute this to their scheme wherein all you need is 5% initial deposit and the balance upon handover. This is extremely popular to investors (I spoke to their head office and was told that the ceiling height to the ground floor and first floor is 2590mm but verify this again.) The downside, although I am not sure about this, is that a buyer may have to pay the stamp duty based on the full amount of the package because this is a single contract. If this is not the case (the website indicates "Stamp duty savings available") then all the more this becomes a popular package. The only upgrades that may be required are the ducted air conditioning, the tall doors, tall robes (these may already be included as well) and tiling to the alfresco. Similar to my prediction about the Eden Brae Homes and Schofields house and land packages, the Ready Built houses by Edgewater Homes won't last long being available in the market. Just look at how they priced their packages against the bigger builders. Re: Stockland Elara at Marsden Park 679Mar 25, 2015 11:28 am Hi all, I was able to get into the waiting list in the last northbound release and have put down a deposit for a plot. But now having second thoughts about my choice of plot. For one thing it is a corner plot, and it is already priced 20k less than similar sized plots. I am just wondering what are the pros and cons of corner plot, what should i be careful of and why this was priced at such a low price. If I am to proceed with this lot, what are my next step before and after the contract sign(its 10 days due)? I am a complete noob in real estate and even more noob in australian rules and regulation. Any help/pointer would be much appreciated.
