Because they have taken so long to get us to this point, they are fast tracking us through head office. Our sales lady said she will waive variation fees on further changes to the contract - for certain items where pricing is unconfirmed - which was very generous. We should have contracts in about two weeks. I'm feeling much more charitable towards Coral now! Woohoo!! Now comes the fun part of the fine tooth comb making sure the contract has everything in that you wanted and everything out that you had scratched! I'm a nerd I loved the nitty gritty details like that. The one major item I almost glossed over was the down pipe placement. On our original drawings we had brick pillars on the outdoor living space - but we subsequently changed this to timber posts. What I didn't notice until the morning of colours appointment was that along with the change of posts they'd moved a dirty great down pipe onto one of those timber posts. This was fixed by final construction drawings but maybe something to loo out for. Thanks s_mack! I've already got a list of probable contract variations (only five things at the moment, including downpipe locations ) but you can bet I'll be going over it with a fine tooth comb. I do think the price of $100 per item for variations is a bit steep, but what can you do. It's not much in the scheme of things, better to have no regrets. Lucky you caught the downpipe issue in time, that would have been a bummer sitting in your alfresco looking at a PVC pipe on your nice timber post! I guess they make it that way so as to stop too much changing post contract. Was so glad I caught that down pipe in time! Get your variations sorted asap and I guess the SC will look after the fees for you. Keep in mind too, we didn't go nuts; just downlights through living areas, wiring for fan/lights in the bedrooms and wiring for fans in the living and alfresco. A couple of dimmers and two ways plus the extra power points in each room and all of a sudden we were at $6400!!! Does your electrical price include supply and install, or have you supplied your own fittings? I've asked for the necessary-to-move-in items to be installed (owner supplied) and we're just adding batten points for feature lights. Hoping the price for install only won't be too prohibitive... We were $9k over the standard allowance but had factored in $5k to our tender, and the remainder was in budget as we had originally planned to get fittings elsewhere. In the end we did all our electrical work through Clipspec except providing ceiling fans, 3x pendants and 1x vent/light. The installation of above products is included in the electrical pricing. Yep. The price includes supply and install of all except what I mentioned above; fans and pendants. All down lights and fan/heat thingies for the bathrooms were included. We also got a couple of dimmers and two way switches which all add up. Sometimes easements are unused and 24cm is not all that much. Good luck.
