Browse Forums Building A New House Re: DJ Roberts 2Jan 19, 2015 6:13 pm Bjhf Just wondering if anyone here has built with DJ Roberts in Brissy? We feel really happy with him and confident he will do a good job. Hoping someone else could give me feedback on their experience. Is it crazy to not even bother with getting more quotes if you have a great feeling about a builder??? I'm not so sure about DJ Roberts now. I am starting a build but it appears to be delay after delay with no communication. They were very eager to help prior to signing the contract and we were over the moon to be building with them as they seemed very helpful etc. Now that we have signed the contract they don't seem to reply to emails and I have found some big discrepancies in costs on a couple of occasions. My advice if you do build with them is to get every piece of communication in writing (kind of difficult because they are slack with email) and investigate and check everything they tell you. Also don't be in any hurry to build. We signed our contract in July and have barely started the build. Costs also seem to be escalating. Given the choice again, I would not choose to build with them. We haven't got a slab yet but footings are down. Things I like about this builder are: - traditional slab rather than waffle pod - independent tradies have commented on the deep footings that have been put down compared to other houses - extra piering for minimal cost - organisation of the whole process. We needed tree removal, stump disposal, retaining walls, site levelled, etc before we could even start, all on a battle axe sloping block in an established area. Lots of builders wouldn't touch us and others wanted us to organise it all ourselves before signing with them, I really appreciate it all being done by someone with more knowledge about the best way to do it then I have. - variations to contract are charged at a fair rate, ie if changes are made that don't disadvantage them (eg if supplies have already been ordered) they seem to just charge what the price would have been if included in initial contract anyway. Fun times Re: DJ Roberts 17Oct 02, 2015 6:51 pm Our home is almost complete with DJ Roberts. Our contract allowed for 7 mths to complete. We waited approx 5 weeks just for footings, and then weeks went by with nothing happening. We would call just to be updated on when something would happen..sometimes they say..that's happening on Thursday.. But no one would show. We just kept telling ourselves to be patient. We watched houses go up around ours..and completed within 3 mths. Ours is like a turtle...ever so slow..but 7 mth is a long time, and we just kept in mind...at least they are taking more care with our home than those quick build homes. We had a few disagreements.... Please make sure you read your specifications for wording!!!! Big point here! If you asked for something specific and paid extra to have it, like marble bench tops for example...make sure your specs say " Marble bench tops" not stone bench tops. Check that what you asked for is Word for Word what you asked for and described as such. Do not let the sales men tell you anything different! Do not sign that until every thing you asked for ( and paid extra for ) is worded exactly! Also check yoyr plans over thoroughly! They will work off these to the letter! Make sure your window sizes are correct! Also get an itemised copy of the things you have paid for...this is handy when it comes to picking out items like your dishwasher from beta electrical that they send you to! We had $800 to spend on a dishwasher...the Westinghouse was $800 but the guy tried to say it was an upgrade and wanted us to pay more...but if you have your itemised copy of amounts they charged you for items you already upgraded you can argue the point. We would also encourage you to go to your home every day! They are really good with letting you see what they are doing and while they are doing it if you see something that isn't correct its better to pick it up right away, call them the next day if the people have finished for the day and get on to them about it. There can be extra costs if you want to upgrade your carpet ect but that's the same across the board. DJ Roberts are great with letting you buy your own lights, taps ect if you don't want theirs, you just give them your things when they need to be fitted. Although we have had a few stressful moments and they are not too good at communication, be upfront, honest and stand your ground with them. Our home is ready for handover in a few weeks...we love it! There will be minor things we will pick them up on during hand over but nothing major because we were there every step of the way. They are also great at doing anything extra you want along the way if they can ( at your expense, and at a fair price) All in all, we are happy we picked them over your large mainstream builders who bang a house up with no care factor. We are very happy with the quality of the build so far, no corner-cutting and friends in the industry who see the house always comment on little things they are impressed with that we would probably never notice. The big positive for me is that I feel really involved in the build. Some people might prefer to sit back and wait for the final product but I actually love that I can walk onto site any time, make sure the guys are across exactly what we want and I can intercept problems before they become an issue. Eg placement of taps and mixers were chosen by me when I met the plumbers on site this week rather than just throwing in what the plans showed. Re: DJ Roberts 20Nov 13, 2015 4:21 pm DJ Roberts do seem to have a quality product (although slow, as others have said). Our main frustration came from lack of communication from their office. To be honest, we had a few negative experiences with the company, and every negative experience was caused by or related to the actions of a particular office staff member. It got so bad that it did actually cost us money. Despite the good quality, I would not build with them again and cannot recommend them to others - not until they improve their post-contract customer service! |
