When did you build PixiGt and has your house been completed??? This was one of our big gripes that render is not included on the facade and we would have to pay extra to have it rendered. Also im assuming the contract is pretty standard I mean I will def look over the dates etc Im just guessing there is nothing that eden Brae would put in it to really totally benefit themselves and leave the customer high and dry?? I just dont wan to treat it to silly and seek legal advice for something that is pretty basic and im assuming they use the same contract for every residential build. I have a copy of the draft and have read it fully and its just mumbo jumbo for me the way its written hard to understand exactly what any of it may or may not mean if you know what I mean. Thanks[/quote] Hi sheffieldhunter, I am only 2 payments away from completion - tiles commencing on Monday, kitchen cabinetry in...only bricks, carpet, paint, render, down pipes, driveway, then garden, to go. Shouldn't be too long till its done (but then I am also putting on a covered patio out the back for added outdoor space). As far as I can remember, the Harvard faćade as it is (rendered) was included (not an additional cost upgrade, like some of the other faćades were) at the time I secured my deposit/completed my floor plan (early 2014 - well before the land registered in H&L package). When it comes to the contract, I would still suggest that if you don't understand it, to undertake more research or alternatively seek professional advice...similar to as you say, understanding what's being said comes down to understanding the context in which it is written, so when you look at it this way, I would hazard a guess that any questions you still have are worth asking (professional advice) if you feel you are going around in circles& you are at a complete loss when doing your own research. I would be hesitant to assume that contracts are the same for residential builds - there may be some standard aspects/components, but there may be integral differences based on different promotions, any site specifications, different developments, etc, for example. It may be worth asking around for pricing of professionals that specialise in these types of contracts, so you can engage someone if you still are unsure, & have peace of mind & are fully informed when signing your contract. There's no harm in asking - it may turn out in your favour! Our land isn't registered until probably November and we need to save some more after forking out 10% of the land deposit. Do they allow you to stretch it out or do they have a certain schedule to keep to? We've got tiling done post handover throughout the house...and bamboo flooring in bedrooms. Worked out heaps cheaper in getting 600x600 tiles externally and getting it laid alongwith screeding. And we dont have splashback in the kitchen...we went with the transparent fixed splashback window behind the cooktop. I built with EB back on 2009.
