Browse Forums Building A New House Re: Who else is building with Eden Brae? 11063Jan 18, 2015 2:24 pm razbeer Hi im Raz and im new to this I just paid initial deposit at EBH sheffield 27 Birmingham facade and i have tender appointment on 20 jan I want to know if there any downsides i need to worry about before i go to this appointment I also want to change wardrobe doors to mirror sliding doors, if anybody know how much each cost to change Im also wondering what would Birmingham facade will look like in reality. i will really appreciate if somebody can post photos of their facade or recommend some other. We are also building the Sheffield 27sq aswell, we are building in Hunter region and have been out driving around to find other Sheffield's built but could only find a few of them so we ended up driving down to Sydney and having a look for more in The Ponds, we found fair few but couldn't get around to driving through the whole estate. We were not sure on the facade to choose but now have made up our mind to go with the Harvard facade after seeing the Birimingham with the two windows we personally think its makes the house look smaller from the front we rather the three windows I do have some pictures on my phone of both facades in real life just not sure how to load them onto here. Whereabouts are you building? We have paid our initial deposit a few months ago, paid the $2500 at tender and going back to pay another $11,000 in 2 weeks time our build is to commence around April/May and finish around Nov/Dec. Thanks Razbeer Hi Raz, I went with the Harvard faćade because it has extra porch area that is covered & extends beyond the frontage of the wall on the front room, instead of having the porch roof not extending as far as the frontage of the wall on the front room (like the Birmingham for instance). I also appreciated the look of the windows on the Harvard design over the larger windows. What has everyone done? Is there any clauses or anything you have asked them to change or so most people just sign it and be done with it. Im just a bit worried of signing it without seeking legal advise but on the other hand I don;t really want to spend money for a solicitor to look ove rit when everything may be fine. Help what has everyone done here? We signed our contract in November. Is is a standard NSW building contract with attachments that amend the contract to some degree. I thoroughly recommend that you ask for a copy in advance to give you time to read it thoroughly. If there is anything you are concerned about or do not understand then ask for an explanation - in ring if you can. If you still unsure then get legal advice. The cost of legal advice is minute compared to the cost of the house! Deposit paid 3/9/14. Tender signed 3/10/14. Help what has everyone done here? Hi sheffieldhunter, Firstly, go with what makes you comfortable; don't sign anything without knowing the implications of what you are putting your mark to. Having said that, I found it helpful to thoroughly read the draft contract (if you don't have a copy, request one now so you have enough time to read it), label any area which seems unclear, then seek advice or research that component within the context of that particular clause. There are a variety of places you can get further info: Aust Standards, BCA 2010, Fair Trading, NSW Legislation (Building), etc, for impartial advice - however if there are aspects that still do not make sense, then it may be worth referring to professional help (specialised & area qualified lawyer, for example). Personally, I read & then verified my own contract met my requirements, so I did not seek further advice - I signed my contract once I was satisfied it was appropriate. This may not suit you, however. I would recommend paying particular attention to ensuring consistency from one document to another (ie: tender transferred into contract correctly), & the dates correspond with your requirements regarding land registration (if needed), fixed pricing timeframes, & construction start / end dates (however this should not be the limit of your focus when reviewing the contract). Thanks Hi Razbeer, No the standard is half brick half weatherboard look we personally didn't like that look so we changed it to full brick at no extra cost you will need them to put that down in your tender appointment. The render is expensive through EB best to do it after hand over which is what we will be doing. Deposit paid 19/12/14 Hi not a problem, yes yes like the Harvard facade better in real life the Birmingham makes the house look small from the front. When you negotiate do it when you sit down for your tender so it's all written up in your tender and ask for a copy of everything. Not sure of the pricing for the mirrored sliding door in bedrooms i think i might had seen another post with the pricing but you can ask that in your tender all depends on your budget. When did you build PixiGt and has your house been completed??? This was one of our big gripes that render is not included on the facade and we would have to pay extra to have it rendered. Also im assuming the contract is pretty standard I mean I will def look over the dates etc Im just guessing there is nothing that eden Brae would put in it to really totally benefit themselves and leave the customer high and dry?? I just dont wan to treat it to silly and seek legal advice for something that is pretty basic and im assuming they use the same contract for every residential build. Thanks[/quote] Hi sheffieldhunter, I am only 2 payments away from completion - tiles commencing on Monday, kitchen cabinetry in...only bricks, carpet, paint, render, down pipes, driveway, then garden, to go. Shouldn't be too long till its done (but then I am also putting on a covered patio out the back for added outdoor space). As far as I can remember, the Harvard faćade as it is (rendered) was included (not an additional cost upgrade, like some of the other faćades were) at the time I secured my deposit/completed my floor plan (early 2014 - well before the land registered in H&L package). When it comes to the contract, I would still suggest that if you don't understand it, to undertake more research or alternatively seek professional advice...similar to as you say, understanding what's being said comes down to understanding the context in which it is written, so when you look at it this way, I would hazard a guess that any questions you still have are worth asking (professional advice) if you feel you are going around in circles& you are at a complete loss when doing your own research. I would be hesitant to assume that contracts are the same for residential builds - there may be some standard aspects/components, but there may be integral differences based on different promotions, any site specifications, different developments, etc, for example. It may be worth asking around for pricing of professionals that specialise in these types of contracts, so you can engage someone if you still are unsure, & have peace of mind & are fully informed when signing your contract. There's no harm in asking - it may turn out in your favour! We've got tiling done post handover throughout the house...and bamboo flooring in bedrooms. Worked out heaps cheaper in getting 600x600 tiles externally and getting it laid alongwith screeding. And we dont have splashback in the kitchen...we went with the transparent fixed splashback window behind the cooktop. I built with EB back on 2009.
