Great advice about the credit cards, I mentioned them at our health check appointment but our SC chose not to write them down, so I'll certainly make sure they're paid down and can be closed by the time we need finance. And I don't think we'll be signing a PWC this weekend, we're just looking at packages, I have a friend who is a property lawyer so she will be reviewing everything for us prior to signing anyway because I'm hopeless at that stuff. I wouldn't be surprised if we ended up at Livingston to be honest, my husband is already pressuring me because he thinks we can get a better block there. And thanks for the info about the double-glazing, that's definitely a priority for me in the master bedroom, particularly with temperature, my husband is like a giant furnace at night - great in winter, not so much in summer. I would not recommended going through them if you can avoid it. It took us over 8 months to get our pre-approval. They were continually giving us misleading information and at one point did not return our phone calls for over a week. It was an extremely stressful time. When it came to the approval all our paperwork was wrong and we were decline from Bluebay. We ended up with Bank of Melbourne (which we are happy with) however wished now that we just dealt with the bank themselves. I have just received our first progress payment invoice and have attempt to call Resolve for advice on what to do from here and again have had no response. I guess I'll be going back to the bank. Obviously this is only one example and I am sure there are plenty of good experiences, however I thought you should know. Our resolve guy was really good, he organised everything and we got our approval in less than a week. We did give a 10% deposit tho so that would of helped. But he was really quick with replying to emails, and with regards to progress payments all we did was sign it and emailed it back to our resolve guy and he got it paid from the bank. No hassles or worries at all! Gabriel was our guy he was really good, ask for him if you can! We will see how we go, we did have a 5% deposit ready but because we're having to move into a new rental next week we've had to pull a few thousand out to fund the move which has put us back a bit, but we're thinking we might choose a block that doesn't settle for a while which will give us time to get back on top of the deposit and extra to cover all the additional costs. As long is everything is in writing and you stay on top of it you will be ok. Progress Payments- I sent them back directly to the bank (Bluebay) and Resolve weren't part of that at all for me. We were shown a lovely block but by the time we got to the developer's office it literally sold under our feet, lol, and the disappointing thing was that land was titled and ready to go so we were eligible for a promotion. Instead we're now going to go for a block that titles in May and miss out on the promotion. Was also disappointed to be told we can't outsource our flooring though! We have our PWC meeting on Monday and we're meeting with Resolve to get pre-approval etc rolling, and if that all goes to plan we'll be putting the deposit on the land on Tuesday. Because of this forum I'm feeling pretty well prepared for that meeting! Thanks all. I thought that they would, just because you don't need flooring to get a certificate of occupancy. So don't forget to get all your structural requirements into your PWC as you can't change any after it. They captured the changes we wanted to the kitchen and the extra doors so all good there. I'm kinda freaking out a bit though because after we signed we met with Resolve who told us we will need $20000 at settlement which is in May and at least $15k before they go to the banks to apply for finance! Because we're in the middle of moving house we have had to dip into our savings so we are well short of that and May feels just around the corner. My question is - was your settlement booked in for straight after your land titled? How much notice did you get? I'm praying it gets delayed! I believe the rule is that settlement needs to occur within 14 days of land titles. Ours was 9 days after the title. We were sent letters of delay and expected title date throughout the wait and then received confirmation of title 2 days after it actually happened so it was such a rush to get the bank cheque organised but we were prepared for it. Our title did get delayed by several months though so in your situation- I hope this is the case. It appears you aren't going for the low deposit option? We only had to put down $4000 at settlement and this is because we opted for a bigger block otherwise it would have been $1000. We deliberately picked land that wasn't going to title for quite a while when we did the PWC. How long is your PWC costs fixed for (it says in it). Ours was 8 months. If you don't start building within the PWC time frame then your quote is subject to change. Our price is fixed for eight months too, so we are okay as long as it titles before October. I think you've nailed why I'm confused Pooks, I thought we were going the low deposit option! We have paid HBC $1500 and we are paying the developer $1500 tomorrow, and I don't think I need to pay anymore until settlement now. (I hope) I think now I review the documentation, I think he is basing the amount based on us having a 5% deposit - not the $3k deposit, plus all the fees you need to pay (conveyancer etc) He explained there was fat built into the $20k and it was to ensure we had more than enough. I just wasn't expecting him to say that he wouldn't even look at finance options until we had $15k in the bank again, that was a bit of a shock. We will be ok though, I've managed to work my funds so as of next week we will have $15k in that account again so hopefully can sort out finance quickly.
