We have a skillion roof design with raking ceiling in the theatre room....no air cond vent can fit in the roof space, so it looks like we are up for the cost of an separate split unit a/c in that room... We are having custom plans drawn with raked ceiling in the living area. Our architect' drafty mentioned no ceiling ducts could go in here. My husband phoned someone he knows, air con installer who said we could probably put floor vents in that room.. worse case a split. I feel I rushed this as keen to get to engineers.. we are on a timeframe to get finance before I go on leave for 12 months. I'm not sure about floor vents though (floorboards, bearers and joists so you can get under) in terms of how effective and if they can be used with normal ducting throughout the house? Cost? He is very straight forward and really knows his stuff. No BS fees or you will need this and this... He also works 7 days a week 8am to 8pm. Very handy when you need some questions after hours! They flipped the original plan to fit on our block so the alfresco is north east. When they did this it changed the way our sliding doors open. Lucky I picked up on the tiny drawing that our laundry door opens where our dryer will be, so we would have to climb over our dryer to get out the door lol. You know the little things that you forget. For instance, our sales consultant forgot to give us an electrical plan! We tried to review the plan and add in lights in areas where the standard lighting wouldn't be enough. But what about powerpoints? I read someone talking about meters before. Should I be looking at the meter box? You don't know what you don't know. And we don't know what we may have overlooked. So anything that you later had to add or change? Thanks! Jewel I forgot the vanity light locations for the main bathroom and two for the double vanity in ensuite. I will put it on my to do list after handover. They will have to go above mirrors. I have seen this been mentioned quite a few times now and thought I'll ask WHY.. Why do you need a gas point in the Alfresco ? is it just for the BBQ ? but will it not work with cylinders anyway ? is that the sole purpose of having a Gas point in Alfresco or there is something more I'm missing out on ? I forgot about this, but remembered just before the framing stage. From a payback perspective I bottles are cheaper, with my builder anyway. I would never get payback on $1600 Yeah that's the point !!
