Browse Forums Real Estate 1 Dec 18, 2014 5:11 pm Hi all, Plz advise us whether we should buy an old (20-40 yrs old) House or New house in outer suburbs looking at the following criteria: 1) We are first Home buyers, budget is under $4K 2) My husband works in CBD (Melbourne city), distance to CBD is important. 3) We have 2 kids 1 yr old and 4 yr old, good schools close to home is important, sufficient open space in home for kids to play 4) We are new to Australia, came here 2 years ago. We are confused whether we should go for a new house in developing suburbs (where we can easily find a good new house in our budget but there are no schools nearby at the moment, also they are quite far from city and dont have much open space) Or should we go for an old house in established suburb with good schools. Our personal preference is for an old house which have good open space so that kids can play,Being first home buyer and new to Australia we are concerned about possible issues that may come up if an old house. Will welcome and appreciate some advice on this please. As qebtel said- it comes down to YOUR personal preferences. 1) I'm assuming you mean $400K?? You need to prioritize what you want. You say you prefer and old house. Close to CBD Space for kids to play, good schools. Close to CBD (how close?) Space and close to CBD are conflicting (as may be the price- I don't know Melbourne prices. Of course you need to research schools in the areas you are looking. Don't be put off by old houses (but of course get a building inspection). Some older houses are more sturdy than modern ones. House for $400k on the outskirts of Melbourne, you're still pushing it but you'll still be getting an older home that needs a lot of work. Research potential suburbs of where YOU want to live, if its too pricey try near that suburb. Id be looking south such as Point Cook,etc. but even still prices keep rising Never argue with an idiot. They will only bring you down to their level and beat you with experience. Zone 1 suburbs is what I thought of close to CBD (within 20km, 50min train ride) like Epping, Mill Park, South Morang. Close to CBD was in comparison to Newly developing suburbs which are more far 35-40km like Mernda, Wollert, Doreen. Technically, older houses are sturdy, but the frames are not designed as strong as newer ones. Is this an issue for people in non cyclone areas like Melbourne? Definitely not. Further out but walking distance to a railway station instead of needing a bus+tram combination may be a shorter commute -time-, even though it's a longer distance. Land settled May '14. Be it a week day or weekend, travel times to the city will be long. I think it's like people have said above, you need to look at your needs and work from there.
