We are planning to build a Wisdom Serenity 31 which is about to go to tender next week. We are glad to have found this forum which will be a great source of info for the build. I am sure we will have many questions! I would also just like to do a shout out to see if our direct future neighbors are on here as well, they would be Lots 54 & 53. Welcome Damian & Candice - we are in Highlands sec & registered 4 weeks ago & are now finalising our plans, colours etc. Just a bit of advice if you sign a Contract with your builder make sure they don't charge you extra if you go over the anticipated start date for building. Our registration was due end of June. As some people will tell you they were charged $1,000 per month so please be careful. Thanks Joandandy, we are in a bit of a catch 22 situation as Wisdom introduced a new pricelist on 1st December which saw the price go up as well as the inclusions package change from Prestige to Smart of which we were advised means approx 20k less in inclusions. We should be ok for tender to stretch till March due to Christmas Shutdown, if not worst case will be $3k to hold price for another 6 months. I hear you though and we deffinately wont be signing a building contract before rego. We drove down last night and had a glass of red on the land and took the dog for her first sniff. Clublinks guy was a bit suspicious at first but eventually drove off. We also drove up around highlands last night to have a look now the fencing is down, we looked at a block up there as well before we settled on fairways, 122 i think. We just finished colour selections & my head is spinning & so stressed. Just waiting on a few quotes etc to come back then everything will come together & final plans etc will be drawn. The good thing now is nothing will happen until after Christmas so we can just relax & then get straight back into in the new year. Our builder comes back 5 Jan which is great. We were going charcoal but I am sure I have seen charcoal coloured driveways in the Highlands! See image, we are close to as Dark as you can go apparently. The Lend Lease guy tried telling me that this colour was too Dark. I then mentioned if he wants to pay for the $1000 Variation charge, I'll change it. LL said there have been a number of different compliers over the years and hence the variations. I guess its a matter of proving the case of what has been allowed in the past, but also baring in mind that some of the indifferences seen might just mean some forewent their compliance bond. Found out that the neighbour on the left of me is his brother. I don't think they brought right at the same time as we were given the choice of the block we brought and the one next to it down the hill. Now just attempting to contact the owner of lot 10 in the highlands, block behind us so I can ask him the same question of the fence, Clublinks does not have his details, so maybe he is on here. Not at all. I was supposed to have installed a separate pathway from the nature strip to the front door, something i was never going to do as i have a huge driveway that does exactly the same thing. I was also suppose to put 2 large trees in the front of my house which i did not do. I put 2 that had the ability to grow to 5 metres. I got my bond back no problems. Ask them why they even have them as numerous homes through out the estate do not comply and i bet they got their bond back. There are homes with complete facades that do not comply so how did they even get approved? With regard to the fence at the front o your block, approach all your neighbours and discuss with them if they want one or not. If they do not, approach LL and put your case forward. All homes on Oxenbridge were supposed to have front boundary fences and the residents got together and had the BSR removed. My understanding is that it is paid at land settlement and returned when you complete front landscaping. How is that checked? Does someone come out and inspect?
