Browse Forums Building A New House 1 Dec 04, 2014 10:06 pm Hi We bought a black of land and are building a house Sat down and did tender today. On the drawings they showed us and explained the cut and fill and showed where it will be cut. I dont really like the look of it as it basically runs at the front of the house 1 side and the back of the house only leaving onse side flat the side we have the fence next to so no useable flat backyard. The slope is gentle or what I though was gentle anyway basically 1.4 metre fall from RHS back corner to LHS front. Is there anyway to estimate approx how much the cut will go in ie how big the drop off will be? Im really worried about retaining walls or trying to level this out which seems impossible let alone drainage!!!!! If I posted a pic of my site plan with countours etc is there anyway of telling? The siting plans should show all that and will give you an idea of where the cuts will be. OUr builder included all the drainage at the bottom of the cut and its proposed we have two retaining walls (one on each side) and the rest of the cut will be batted which we can later cut back and put our own retaining walls in. I remember the sales guy saying to me, what ever you think the fall looks to the eye, double it. ie: if its looks like a meter fall its probably 2 Re: Land with slight slope Cut and fill Question 3Dec 05, 2014 10:13 am The block is pretty small 540sq. The house takes up a big proportion of it. I have found that the local council only allows cut of 600mm so at least I know it should only be at this height. I pretty much have no room to batter or thats the feeling im getting. The fall over the building envelope by the contours is only 1 metre. Does anyone know approx how deep the cut will be? Im assuming it will be the full 600 or more as Im sure council would be pretty relaxed on this. I really wasnt budgeting for rewtaining walls or extra drainage etc . Our block sloped slightly from front of street down to back of block. We are on a corner. The builders want to cut and fill. They are lazy. They don't care about drainage and they don't care that you will end up living in a hole with no sunlight. And the mucking around I had to do to get our block levelled. We ended up doing it ourselves as the builders we spoke to didn't want to do it. We used clean fill excavated from adjacent blocks in the development. Got it put on our block for free (they were happy to get rid of it). Never mind, in my mind. Yes it is definately worth it. Check out page three of my thread, particularly the photos showing how the neighbour behind us and next to us are down in holes. You will soon see it's worth pursuing. Our block is same size as yours and has about the same slope. I'm happy to talk to you about it if you PM me, I'll give you my phone number. Re: Land with slight slope Cut and fill Question 5Dec 05, 2014 5:11 pm HI Thanks Tomcat Our block actually slopes from left to right have been told 1.2 metre fall now over the building envelope. The builder will be cutting in 1metre from the slab and have been advised at the worst point which is the back corner at the alfresco it will be a 550mm cut approx. Just wondering would you really need a retaining wall Im thinking definitely you would just not sure if I can batter it out we dont really have any room to do it or it will just create a river to the house slab. I was thinking of just doing a retaining wall at the alfresco area and slowly just drop it down and taper it off as the fall gets smaller. I asked the builder about filling it with soil they were not interested major builder in nsw. suprised me that they dont give a toss at all about the customer needs its all to satisfy themselves. On the other side of our block we apparently need to do a retaining wall as well unless we reposition the house 2 metres from the fenceline if we do this no need for retaining wall. She said if we dont want to build a retaining wall and keep the house close to the fence we would need drop edged beams this sounds expensive. You are right to consider drainage, definitely. I think your idea of retaining at alfresco sounds good. You must have a wide block to have two metres at the side and to batter out. Post your siting plan. Have you got one with the levels on it (that would be good to see)? Im just really worried now as I was hoping my backyard would be relatively flat with no retaining walls can somebody shed some light. The RHS boundary has an existing retaining wall and an easement of 900mm. I can only see a retaining wall solution. At the alfresco yes (maybe put some steps up to the top).
