Anyone Building at One Minto?

Hi everyone, this is Shaheen... My plot is in stage 12, Pendergast Ave, Minto... building with Rawson Homes... Do you have any information when stage 12 is going to be registered/settled? I got the info from Landcom solicitor that it's currently with land titles... But no concrete timeline on registration date... Any idea?

Welcome Shaheen. I am building in stage 12 as well. As your solicitor explained, we have the same information as well. Land registration might be in Dec. mid. If that is the case, we have 21 days to do the payment and I will do it in Jan 2015.

I've already called the council. They told me that my conveyancer should be able to clarify if any adjustments required.

Its so difficult when companies or councils do not talk directly to us and solicitors or conveyancer are not responding. Hope someone here in same situation could help you.

Hi guys. Just in case it may be useful for others. I've got clarification from my conveyancer. The rate notice I've got is already adjusted and takes into account our settlement date.

Hi Gaggy, in your blog, I saw retaining walls are provided by the developer... Is it applicable for all the plots, including the corner ones?

Hi Shaheen,

It depends on how sloppy the lot is. Most of the retaining walls are built by Landcom.
Stage 12 is complete in construction. Go to your lot and if you can see it, it will be there.
Otherwise it will be in its current state, I suppose.

Thanks Gaggy for your prompt response... My lot is: 1230 Pendergast ave, will try to visit soon... Yesterday Landcom solicitor told me if the land titles are not ready within this month (Nov), they will extend settlement date till mid Jan (considering Christmas/new-year's break)

Oh. I thought they have already sent the land titles first week of Nov. Did they tell you that it will be delayed or they are just guessing?

They already sent it to land titles office 02 weeks back, but not sure when it will be ready... Friday again I'll ring the lady (i.e. Landcom solicitor, you'll get her contact no on 1st page of land contract)... If it falls within Dec, they will extend 21 days' settlement duration...

Keep us posted if anyone has any news about the land.
We informed our builder Allworth homes to do the site survey for exact costs for contract. Waiting to hear feom Landcom now about the date of settlement.

Yes you are right Gaggy...

I think that comprises 15 working days, so it's not exactly 21 days. If you have holidays in between, that can take more than 21 days if that 15 work days spans across it.
