So far I find content's default elevation looks quite boring, so I didn't even bother look into their plan. Heard few people praising New Generation here, is this about their fast track guarantee? What's that about anyway? As with Redink, I thought the general consensus, is they gone crappy since moving on from Scott Park? How true is this? I guess it comes down to YMMV? Scott Park left Scott Park Homes and started Redink Scott Park homes after a couple of name changes became HGWA All builders have problems with trades , mistakes etc but it's the attitude expressed by the management in that post I linked is what I found of most concern. My previous house was done by Redink and it was a beauty. You have to remember out of about 800 homes that HGWA are building at the moment you really only hear about a very small margin of them! This goes for any builder though and a lot of the time people really only like to point out the negatives! I think in the end it will come down to your inclusions etc and who you are happy with dealing with it can be a hard decision deciding on who to build with! I know they're part of summit homes, just like celebration to dale alcock. Atm, my guts telling me to stay away from those builders setup to target "first home buyer" ...Correct me if I'm wrong.. Easy Start are also part of the Summit group, and they are targeted for new home builders. We are building a display spec home with New Gen and they certainly aren't basic specs, but not quite as pricey as Summit. We looked at Dale Alcock, they have their advantage range that's aimed at first home buyers. I was planning on building my first home and I had shortlisted Dale Alcock, Redink Homes and Ross North after visiting many many display villages I was in the process of getting plans drawn up and getting them costed from standard display spec ranges from all three.Titles of my block got pushed out and instead of waiting, I bought a smallish block and decided to build first home cum investment property.The design range went from Display range to Advantage spec(DAH), Complete Homes(Ross North) and Choice Series(Redink) To Cut a long story short, I settled for Complete homes.(Because 2 of my friends recently finished building with them and were really happy. Also sales rep was very nice, non pushy and price wise they were quite competitive). Also the sales rep of RN was the only guy who didn't bad mouth his competition. Rather he spoke highly of DAH (he knew that I was in the process of getting multiple quotes). BUT I learned 1-DAH were the most expensive in my case but they had best designs, very good specification and were eager to go above and beyond to customize standard designs 2-It hard to believe that cost to include minor items like cold water plumbing in fridge recess and hoblesss shower system were lot higher with DAH than others. Slab will go down in 2-3 weeks time and so far I am quite happy with RN(although I suppose it is too early to say anything about quality). There is no CLO as such and sales rep is the main point of contact throughout the build process. Point is DAH has really good name in the market and their design team is top notch. But if a close competitors can build a good quality home with similar specs for lot less, it is hard to justify the higher price tag! Started looking around for builders now, but still not going anywhere. Just too much sales pitch among the sales reps, you just don't know who to trust at the end of the day, plus it's our first time building. As most people would agreed, Dale Alcock would probably be the one with the highest price tag due to their reputation, but I really don't wanna pay more just for their "name". So, which builder would you recommend who still provide quality and timely build without the "dale alcock" price tag? Communication is very important to me too, as I'm working off site, so can't always visit the site to monitor the progress, so good site supervisor without crazy workload also an important factor for me. I heard about many "small" builders assigning too many projects to their site supervisors at once, causing them to be really slack in their communication and attention to details, so we really like to avoid that. At the end of the day, we're not after just cheap builders, but reasonably priced builders with good workmanship and customer service management. Love to hear from those with first hand experience. Thanks! **Added** Some of the criterias I'm focusing on when selecting plans are as below: 1) 4x2x2 at least 2) Kitchen close to window openings, i.e. not central (don't like cooking smothering the living area) 3) Fairly big alfresco area (>20m2) 4) Home theatre & office/study area 5) 2nd bathroom with shared access between smaller bedrooms So far Complete home's Sherborne promo plan http://www.completehomes.com.au/house-d ... 3-bathroom best met those criteriaa (except the alfresco quite small, but should be able to amend for bigger area?). The one thing that got me is its ugly elevation (can't win them all). What could I do to improve the elevation without spending a fortune? Love to hear your suggestions.
