Our site costs are still subject to change, depending on the new soil tests that will be conducted after we knock down. I've looked at the soil test results from when our current home was built 30 years ago and I'm fairly confident that the result won't change after the knock down. Our Sales Consultant consulted with Head Office after we paid our deposit because we were still waiting for the bank to give us pre approval (long story, but it ended up taking FIVE WEEKS). He managed to get them to agree to hold off on the soil and contour tests until we got the financial go ahead so if we didn't get it, we could have it refunded. This is not standard practice, I think we just got lucky. As soon as we got the OK for finances though, we moved ahead with the tests and have steadily (if slowly) been moving forward. As I said, I think we were lucky in being able to lock in the price for that extra couple of weeks without going ahead, but after that it was all systems go and we got the tender ordered which had the fixed price in it. Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: Building Daydream 28 with Coral Homes at Central Coast, 13Nov 13, 2014 5:06 pm We were pretty lucky in that we were waiting for the land to be registered but while that was happening we were still sorting out the design of the house, we did have to go through 1 price rise because we just weren't ready to sign on the bottom line at that stage, but it wasn't too big so we just let it go through and wore the cost. as soon as we had the plans sorted and a general idea of the costing we locked it all in and paid the initial deposit, I think it was $1750. We had our soil tests done before the land was registered so the whole thing could keep moving and as luck would have it everything just seemed to click into place as we went along. Council approvals came back about 2 weeks after the land was ready and from there we were good to go. Very lucky with that phase of it but we did take a while to sort out the final design of the house so that helped.
