If the area was not reasonably accessible ( obstructed or unsafe) there may be legit exclusion, if not then it has been missed and the inspector must make good. Most of the damage was in the eaves bit. I was not present when they did the inspection so I don't know how long they spent on site. I can't find anything in the report about their insurer either. Who would in regards to an inspection not being carried out properly. I have contacted the pest inspection place and they say it is not their issue as it was in an area which was not easily accessible to them and that it should have been the building inspectors problem as he does the structural report. You are better off doing it yourself - too many stories like this. If it is a hot day they wont spend much time in the roof space. Is some of the damage still obvious where the hip rafter was strengthened? Have the adjacent timbers all been tested for damage? And have you got in touch with someone who really cares? One who gets in the roof of course as bpratt said. B the way termites travel fro the ground in Victoria at least. (I know the west Hebridean termite does not, but I think they are only near Darwin). Did the termite inspector find the entry point? ...at ground level. Maybe that was reasonably accessible. Not many caring experts do both house and termite inspections, but sounds as though you might have a good case and one that may even get you money back for the reports. And you might find that the pre-purchase inspector was inept. I wouldn't go to the authorities though . In my experience they only look at what you supply... and what you need is a caring capable expert first. Pre purchase building and timber pest inspections are for risk reduction, not risk elimination. Those that are expecting guarantees are unrealistic and will be disappointed, that's why we get them to read pre purchase inspection agreement (prepared by our insurer) that details what is and what is not done and why. Then you have a chance to see what your money will buy. Reputable insurer will send another inspector out to determine if your claim is valid, if so they will pay the compensation. 2 You can make a claim in VCAT or similar and you will have a good chance of success if inspector has missed something he should have reported.
