We also looked at other builders too but eventually settled on Coral in March but still took another month to sort out the actual house plan we were going to go with. We started with the Avoca series but ended up moving up to the daydream because we felt it better suited the block we had. Still ended up with the Avoca master suite though lol . Once we had decided on Coral Daydream 30 we paid the deposit so that soil tests could be done and site works estimated. Our block is pretty flat so we knew the site works weren't going to be anything to worry about and we had checked out the estate and knew the soil wasn't going to cause any problems either. Then we got down to altering and fine tuning the design to what we wanted and didn't want. We had the same choices as Mellywil did in the indulgence package but instead of going with the ducted air as they did we went with the flooring option as we thought it better suited what we wanted. All this took some time but then our land didn't actually get registered until July so it didn't bother us as we had the pricing locked in and got a lot of the messy early stages out of the way before registration so that when our land was finally registered we were ready to go, just had to wait on all the council approvals etc. It is going to take a while so use the time before your land is registered to get ahead in the process. We've had our base price locked in since May and we won't be starting until February at the very earliest so that's faaaaaaar longer than four months! We all build in NSW and which office you deal with? Do u still remember the name of the sales consultant? How long they agree for lock the price for you? Did they lock site cost and building price both for u? My sales consultant said they can only lock for 4months that mean site cost will be locked but building price will be reviewed after 4months. We have gone through Steve at Catherine Field/Gregory Hills. They can't lock our site costs in at all. Still can't because we have a clause to do another soil and contour test after the knockdown. Fairly confident it will all be the same though so I'm not worried. Sorry to hear you got injured recently but I am sure you will cheer up by your smooth progress of the build. Daydream_build-welcome to the Coral family and can’t wait to see your thread. Hope you get a smooth progress all the way through. Now let’s me explain why we have been despaired and quiet down for couple weeks. To start with our land should be register by Nov this year but now has been delayed. The site work have not finish yet and the developer said could be finish all site work by end of Dec and get registered by late Feb next year. We was discuss our situation with the sales office at Woongarah and she tried to push us pay the $1600 deposit and told us if the site work able to finish Nov/Dec(which we are not sure) then they could do the soil and contour test on our land then they can lock in the SITE COST ONLY which she mean 4months by the time we paid deposit. But I was question her if the developer did not finish all site work by Dec or early Feb next year then that mean 4months running out we pretty much Lock in NOTHING?!! And still effect the price change on building cost? I asked her again if we could pay extra fee to lock in longer than 4months she told us they cannot and there is no point to do that either as the lock period for 4months won’t be written down anyway. I was confused and more confused so in the end we decide to wait until the site work of our land is finished then we can shop around to get accurate number on our site cost. The biggest worry for us as our land is gently sloping so that means we will need pay much more for site cost. We really need know an accurate figure of site cost on our land to make decision of which inclusions or upgrade we can afford as well as our total budget. We first walk in coral office by middle Sep which is the indulgence inclusion still on –the promotion is you can choose either option with solar power, solar hot water and termite resistant framing or color bond roof, steel frame and heat pump hot water system. The new elegance inclusions took that part out and replace the carpet and tile to main area incl or chef kitchen or ducted aircon for $2999 also 40mm vanity stone beach tops instead 20mm and extra high wall tiling (2100mm high). We are not so happy with the elegance inclusions as the indulgence inclusion have color bond roof and steel frame totally worth$8000-10000 has been taken off. For Mellywil and Jwbear when u guys said after you paid $1600 deposit and both lock in the price. May I ask how u able to lock the price with coral and how long they agree to lock to and are they written down the lock in period for you guys in tender or contract? Me and my husband are very confused in this part so we thought we do not know when our site work finish plus at the moment the promotion does not seem that attractive we rather wait to our site is finished then maybe lock in with them. Our site costs are still subject to change, depending on the new soil tests that will be conducted after we knock down. I've looked at the soil test results from when our current home was built 30 years ago and I'm fairly confident that the result won't change after the knock down. Our Sales Consultant consulted with Head Office after we paid our deposit because we were still waiting for the bank to give us pre approval (long story, but it ended up taking FIVE WEEKS). He managed to get them to agree to hold off on the soil and contour tests until we got the financial go ahead so if we didn't get it, we could have it refunded. This is not standard practice, I think we just got lucky. As soon as we got the OK for finances though, we moved ahead with the tests and have steadily (if slowly) been moving forward. As I said, I think we were lucky in being able to lock in the price for that extra couple of weeks without going ahead, but after that it was all systems go and we got the tender ordered which had the fixed price in it. Follow my Coral Daydream 28 build: https://forum.homeone.com.au/viewtopic.php?f=31&t=72384 Re: Building Daydream 28 with Coral Homes at Central Coast, 13Nov 13, 2014 5:06 pm We were pretty lucky in that we were waiting for the land to be registered but while that was happening we were still sorting out the design of the house, we did have to go through 1 price rise because we just weren't ready to sign on the bottom line at that stage, but it wasn't too big so we just let it go through and wore the cost. as soon as we had the plans sorted and a general idea of the costing we locked it all in and paid the initial deposit, I think it was $1750. We had our soil tests done before the land was registered so the whole thing could keep moving and as luck would have it everything just seemed to click into place as we went along. Council approvals came back about 2 weeks after the land was ready and from there we were good to go. Very lucky with that phase of it but we did take a while to sort out the final design of the house so that helped.
