Have heard that all the garage has been done and the side wall behind the garage (kitchen/meals) been finished. Will be visiting tomorrow to see if thats correct. Met one of the brickies (the other 2 were working hard ) and he thinks they should be finished in a week or so.
On Sunday I got a couple of photos, and then sent an email to our CLO, as most of the bricks under the 3 windows were cracked, and it looked like they were back to front too. We got an email back Monday afternoon letting us know that they will be replaced. We also had a couple of queries about other aspects, and they were also answered straight away. Our SS also rang today, we have a meeting with him next week, DH said he sounded like it was a big effort for him and he couldn't be bothered with us, but we will see how he is in person. (** man used a private # too...so no getting his phone number. ) hmmm.....wonder why the date on the camera is wrong? Re: The building begins....**updated** 48Nov 19, 2008 7:58 pm We went out to the block again on Sunday and today, to see how much had been done, and the whole outside (external and internal external) had been done, as well as some of the internal 'dividing' walls. Mainly the bedrooms, bathroom/laundry and part of the theatre. The kitchen hasn't been started yet. 'Mr Brickie' said that they should be finished by the end of this week, which is good as it has been forcasted to rain this weekend.
The only disappointing thing so far is the cracked bricks they have used. Every single brick under every window is cracked! Why use it...it looks ugly. Even though we did get an email saying they will be replaced the bricklayers haven't fixed them at all, and not only that...went and used cracked bricks for the rest of the windows. I had a quick look next door, and some other houses being built, and none of their bricks are cracked under the windows...this is one thing that will definately be fixed. We meet the SS on Friday so we will be asking about the bricks then, and will be taking our email that we received stating they will be replaced. There is no way they will get away with it and tell me it is normal. now for the obligatory photos..these were taken on Sunday. i must admit each time l see photos for a perth based house amazes me how its done, l guess because all l've ever known was timber frames then brick before l came onto this board how are roofs made in perth?? Our roof is wood framed with tiles...(I have seen steel frames too), but our roofies are built tough here.... no need for scaffolding around the roof, when they are getting built. From what I have seen they are cut on site too, no pre-fab ones. Hopefully the roof will start next week, when the brickies have finished. We met the SS today and he seems very nice, he said that the cracked window bricks are going to be replaced, and would have been done, except the brick company didnt send out enough. So that will be done at a later date.
Roof material has arrived, and the frame will be going up next week, then tiles after that. Roofers were meant to start today, but were delayed. Going by what the SS said we should be at lock-up just after new years. Its okay I survived... just )
While I was off having a good time I left DH behind with the kids, so he was out at the block taking photos for me....(kids all survived too, even with DH cooking! ) So whats been done while I was away.....the roof frames is finished, the guttering and fascia installed along with most of the downpipes. The electrical work has been done, the ceiling in the garage, around the eaves and in the alfresco has been installed, the roof tiles have been delivered and the rendering applied, but not painted yet. I guess that will be done much later when the painter comes to do all the other painting. We are now waiting on the roof tilers who should be coming sometime this week. All that we will need to do at the moment is book in for a pre-plaster inspection...with the grey coat going on (hopefully) sometime before xmas, we will need to do that soon. Our roof tiles are finished...there is one capping piece missing though, I guess it was cracked or something. The pipes for water and gas have been installed. Looks like we missed the pre-plaster inspection. We went out Sunday 7th and the roof tiles hadnt been started, then as we normally do, went back on Wednesday to find the plasterers there applying the grey coat on the walls, roof was nearly finished and the pipes were being installed. I guess they wanted the grey coat on before xmas, just like our SS said. Went back Sunday just gone, and nearly all the grey coat was finished. Only had to do the 'wet areas' and the places were the pipes went in the kitchen. It certainly looks very different with the grey walls. I am not sure when they start the white coat, or if the doors and windows will be on before xmas.... Will put up some new photos when I remember where I last put my camera..... While I was on my holiday, I got a phonecall, from our CLO, that I was dreading (after hearing about it here), our laminex colour was unavailable and I needed to choose another!! I had to find a showroom, and choose a new colour, out of a choice of 3.... luckily they weren't all blah! I choose 'white valencia' to replace our now unavailable 'ash dust' for the kitchen benchtops. I am hoping that we wont have to re-choose our tile selection, as I think you need to chose from one of their tile boards, and there wasnt another board that I liked. Well thats going by what I think the CLO said, I'm guessing when she said: "in the same range" means another benchtop colour from their pre-selected boards, I guess it would be the same for tiles too. Re: The building begins....**updated** 55Jan 01, 2009 1:19 am We went back to the block just before xmas to see what was done, all the grey coat was finished and the guys were putting up the ceilings. Then we went again just after xmas expecting some of the white plaster to be started or someone have the ceiling fixed- the roof joins, but nothing else had been done. We were pleased to see that there were metal strips on the corners too, not every builder does this, and when we spoke to the sales consultant sometime in '07, she said that it depends on what SS you get as to whether they include it or not, maybe that has changed since then, but I am just glad we have them. I have seen some awful chunks taken out the corners from accidental hits and it looks horrible and so hard to fix it yourself.
So before lock-up we need white plaster coat, roof joins smoothed and cornices in, our SS said lock-up will be shortly after new years. Pebble said semething to me about approx 6 weeks from lock up might be handover. Have you had any hints? Have you noticed that all the eastern staters have glass in their windows right from the start unlike us here in the west. I wonder if it's something to do with it being needed for structural strength as they build because of they way they build. Re: The building begins....**updated** 57Jan 01, 2009 11:01 am Not sure about the white plaster. I am under the impression it is done first, by the order the ss said. The builders of the house next doors did the white coat, after it was locked up and left windows ajar, as it stinks! The plaster that is! No hint as to hand-over yet, but when we met our SS we asked how long it takes them to build a house and he said our style houses are done within 6 months, from start to finish. We started in Nov so are expecting to finish in April...I mean DH is expecting to finish in April, I am being more realistic and saying closer to June.
I have noticed the windows and commented somewhere, in someones thread.... not sure why either. Yep kexkez is right.... The framed one is the pantry and shorter one is the wall oven/microwave stack. I had to get it lowered as it was too high.... or I am just too short.... take your pick!! We went out again as the builders started work at the begining of this week. As we got closer to the house we seen that we had windows, and sliding doors installed! On going inside we found that our plaster is fully completed...the white coat has been applied and boy does the house look so much bigger! The entrance doors and internal doors havent been installed yet, but they shouldn't be too far away. I think they will finish the roof joins and cornices first, I guess it means that lock-up isnt too far away. The rubbish out the front has been removed also, so it looks much tidier. We found some scratches on a couple of window frames, a couple go down to the metal, but they are only a couple of mms long... Do you think its okay or should we complain.
