I don't know about the antennas but worth asking Morgan and telling us all as well.

They are every strict on any changes whereas other builders allow anything.

Im building with Rawson across the road. I think you guys get a good package with all the inclusions including landscaping, etc. which is why they are probably hesitant to make many changes..
We have only made a few changes to our design and it gets expensive very quickly, not to mention confusing at times!! I think having limited options is good in a way and remember you can always change things after you have been in there a few years.

Hello guys,

I have just received a reply from Neala F., the friendly legal counsel at Rawson, in regard to my question whether a digital antenna is included and current stage of the project.

The digital antenna is a $500 option; I also just found it at the bottom of the option list.

In regard to project status, she wrote:

Construction of the house will not commence until after settlement of the land. The development is on track at this stage for registration around March/April 2015. Civil works commenced around a month ago and are expected to be finalised around Christmas. The land development team will then start pulling together everything that Council needs to approve the final plans for subdivision and once approved they can be lodged with the Department of Lands (LPI) for registration.

We are in Lot 57. just exchanged the contract last week.

Our solicitors have asked for a cheque of $11000 for stamp duty.
Isn't it too early for paying stamp duty ? The land settlment is expected to be in Mar 2015 ( if all goes as planned).

Did you check your stamp duty with your solicitor as it looks like a little higher if your land price is under $450,000?

Hi Anushka,
I am not your neighbor but I had been in the sales office of the Alex Avenue, and I had purchase 2 lands in Kellyville and Schofields. It is too early to pay for the stamp duty, we bought the first land last October in Kellyville which is going to be settled next month. So we pay stamp duty yesterday as due date.
You should discuss with your solicitor about the last date to pay if the land is unregistered.

With a land worth $450K, stamp duty should be around $16K.. less $5K.. then $11K should be right. For the stamp duty payment, some may require 30 days from property settlement, but some may say 90 days from exchange of contract.

Spot On. Our solicitor's assistant had goofed up our stamp duty calculation.. we paid around $49500 for land price around $475000.

It must be something wrong to pay that amount of stamp duty...Normally it's about 3% of the property price...

I double verified our contract last night our land price is <430k

We bought last of few remaining lots in stage 2.

Does anyone have any updates on the new ponds school?

Thanks for that - the reason I asked was coz I was surprised about the land price being 475K. I think each stage Rawson must have increased by about 30K. Do you know whether all lots are now sold?

And also we drove past last week but not much happening due to rain .....

Hi All,

We bought in Stage 2 of the Estate (anyone think it is weird that it's called Aurora 'The Ponds'???)

Good to know about the local schools and that they have started development on site. We were originally told about land registration in December this year but have since been informed that it will more likely be Jan-March 2015. The sooner the better.

Rawson have a solid reputation so everything will be fine.

It is always nice to see more and more people finding the way to our forum around our estate.

Actually, I have never paid too much attention of the the estate's name "Aurora at The Ponds".

As posted earlier on Aug. 12, the registration is planned in March/April 2015 and civil works is planned to be finished around Christmas, depending on weather.

We also bought ours at the beginning of the second release. What lot did you guys buy?

Ponds is highly priced Sydney Suburb...
where as Quakers Hills which starts at junction of Alex Avenue and Burdekin Rd is under priced...

Aurora 'The Ponds' sounds like a marketing strategy to me.

Yeah I think Rawson used it to attract buyers to Aurora estate. But I feel once Hambledon rd is developed the prices of our area will go up quite high. What do you guys think?

And does anyone know how much the prices were for H&L package in Release 1? And has Rawson release the duplexes for Stage 3 yet?

In regards to the name; I believe it is the same with everything what you sell. You try to make as appealing as possible, and in this case the Ponds are just adjacent to our area and very well known for their "high level" estate, so why not just call it "... at the ponds". Anyway, I wouldn't pay too much attention to the name, as it will disappear later in anyway.

As per my understanding, all stages are sold out a couple of months already, which is also indicated by the civil work progress on site now.

I believe that our properties will appreciate over time but not based on the development of the Hambledon Rd. Most factors will be the new school, North West Rail Link (infrastructure) and perhaps certain parks and shopping centres.

Totally understand that it's a marketing ploy, doesn't bother me. works out better for all of us.

Schofields seems like a boom area at the moment. A lot of infrastructure coming into the area.
