Browse Forums Building A New House 1 Aug 29, 2014 2:32 pm Hi Guys, I'm pretty new on this forum. I've joined this forum in relation to my new home that I wish to build. I've got a (small) piece of land in One Minto ( 330 sqm : 11m frontage ). I've got it settled last month and now negotiating with a builder to settle a price to build on it. However, the builder I'm going with told me they're going to fix everything except the following: · Purchase of land · Service Utilities accounts, metering and connection fees. · Fencing to Council requirements. · Removal or relocation of unknown services. · Vertical Blinds - all windows except wet areas. · Turf to rear. · Landscaping to Council requirements. · Sydney water board pegout · Changes due to Developer review, approval process. · Section 149/88b restrictions not identified or accounted for specifically in your contract. Also the builder has mentioned that if any rock is found on the land, the price may increase. Also if any design change is required as per the council or CDC, they'll charge me more. Just wanted to verify whether anyone got rocks while building in One Minto area to guess a probability of finding a rock during building(although it may not be accurate). If someone can share the experience that'd be really a great help. Still a while to go before land rego. I would not have a clue about rock on the land and extra increase in price because of this. It differs from builder to builder. Most builders will include something to cover unknown stuff such as Rock, unexpected service location... Its always better to compare builders on detailed basis.
