Browse Forums Building A New House 1 Jun 15, 2014 5:23 pm Hi all, we have been watching this forum for the last 18 months and have finally decided to add our build. Unfortunately our build to date has been very frustrating and slow. Relevant Dates PCC: 28 Feb 13 Title Issued: 18 Apr 13 (1000m2) HIA Contract Signed: 31 May 13 Pre-Start: 04 Jul 13 Finance Approved: 01 Aug 13 Final Plans: 20 Sep 13 Submitted to Council for Approval: 20 Sep 13 Council Approval: 02 Dec 13 Site Works Commenced: Around 27 Jan 14 Slab: 15 Mar 14 Plate Height: 06 Jun 14 Roof Cover: 12 Jun 14 Since the commencement of site works, we have been pretty happy with the progress, but we are very annoyed at the time taken to get to this stage of our build. To date, the only delay in the process which can be justified as out side of the builders control is 56 days for council approval. The rest of the time taken prior to construction has been caused by the builder. Re: Building with Aveling in Serpentine 3Jun 15, 2014 5:48 pm We had our pre-start meeting on 04 Jul 13 and were well prepared so the meeting only took around 2 hours. During pre-start we discussed having a fireplace installed and provided Aveling with all relevant information on the product we had selected. We left the pre-start meeting with the understanding that we can buy the fireplace from the retailer and Aveling would install it during construction. We would then have to pay Aveling for the extra labour and brickworks associated with the installation. 29 July we were told that we could not install the fireplace as the builder do not allow for other contractors or products to be included in their build. We had to then ask the fireplace retailer to contact Aveling to discuss options with them. We also received our amended plans with the inclusions from pre-start, however, there were many errors with the plans so we sent them back. 19 Aug we received our plans again but there were still many errors which required fixing. We also finally received the pre-start costing. We thought the fireplace inclusion was rectified by this point but it was not to be the case. We ended up having to have Aveling purchase the fireplace and install it, and then pay the retailer to provide and fit out the final product after handover. This cost us more but by this time, we had our heart set on the fireplace so we bit the bullet and agreed to the conditions. 19 Sep we received our drawings but once again there were still errors with what we had asked for during pre-start. 19 Sep the plans (with small issues outstanding) we submitted to council for approval. 14 Oct we received our final plans for signature, bur again there were still some outstanding errors which we had addressed previously. 22 Oct we signed our final plans which were finally free from errors. unfortunately during this period the council informed the builder that we had to change our septic system from the standard leach drain system to the bio septic system. This cost us an extra $13k which is annoying as the information the council had previously provided both us and Aveling was that the standard system is accepted. 02 Dec we received council approval. We are nearly at lockup so the build itself has come along quite well. It was just all the pre-construction administration which frustrated us the most and caused conflict between us and the builder. I checked out your post and am a bit jealous of the 4000m2 that you have. We were able to secure 1000m2 in town and still have some nice views of the hills and bush land, fingers crossed we wont lose that when they start creating more estates. I will try and work out photobucket and get some photos happening. We were fortunate that site works were completed before the rain set in. I am hopefully getting out for an inspection this week so I will take some photos and get them posted after that. Two weeks ago we reported to the builder that the tiles in the bathroom and ensuite were incorrect. the skirting and bath face tiles should be the same as the floor tiles with only the wall tiles being white. Have to wait to see if and when they are going to fix that.
What was really disappointing to see is how the builder leaves their rubbish everywhere. Below are photos of the storm water drain which runs down the side of our property. There is also a lot of rubbish which has blown into the bush reserve at the front of our property. We did ask the site manager how much of the site they clean and the reply was they are contracted to clean up to two metres around the house itself. We will be raising this matter with the builder when we meet next but it is disappointing that we should even have to raise it. Surely they are under some kind of obligation to keep the immediate area clean from building waste.
