Browse Forums Buying Land 1 Aug 22, 2014 3:21 pm Just thought I'd kick-off a list of land sales in North Kellyville. In this list are house+land packages too. My inspiration was going to a land sale last weekend and seeing people put a non-refundable deposit down on a piece of land that had a significant slope. These people clearly felt that they had to move quickly, maybe due to the perception that if they didn't act now, they might lose the opportunity. Unfortunately for them there is about $30,000 just in getting land ready for a slab because of the fall of the land. Plus, there were significant rocks (extra cost to clear) and half of the lots for sale were BAL-29 ( http://www.thehills.nsw.gov.au/Ignition ... 20land.pdf and http://www.rfs.nsw.gov.au/plan-and-prep ... and-design ) which would mean still more cost. I felt bad for those guys paying that money, maybe without realising all the additional costs and not seeing all the other land for sale. It is out of compassion that I start this list of the land sales going on in North Kellyville. I want people to know that there is plenty of land for sale, and there are more opportunities than what one developer is selling on one particular weekend. The developers sell about 10 lots at a time, even though they could sell 50 at once, to create a sense of urgency and to keep prices rising. However, when multiple developers have land sales in a given month, 50+ lots could be available on a given weekend, meaning that buyers have the power. The Ponds have had Landcom releasing land slowly, 15 or so lots at a time, driving up prices. In North Kellyville, we have a different situation, as multiple developers will bring land onto the market simultaneously meaning that there will be oversupply at various points in time (unless they collude to constrain supply, which would be illegal). Here is what I've found so far, feel free to add what you've found: Type, Name, Location, (Detail) Land, Gardener's Ridge, Stringer Road (2 stages to go, next stage likely to be available in Oct 2014) Land, Blue Horizon, Stringer Road (another stage likely to be available in ~3 weeks) Land, Oak Tree, Barry Road (currently working through their 1st stage, lots available) House+Land, Allam, (first sales were last weekend, ~50 to come) Land, Allam, Hillview/Barry Roads (100+ vacant land lots Dec/Jan 450 to 600sqm) Land, Hillview Ridge, Hillview Road (first sales last weekend, 50+ lots to come) House+Land, Orchard Grove (Clarendon), Foxall Road (Lots 1 and 2 available) House+Land, Rawson Homes, Hezlett Road (5 lots available from Castlehaven Realtors, 1 to 5 lots available from the Rawson display in HomeWorld Kellyville, plus another release in ~2 weeks time) Land, Kellys Garden, Foxall Road (4+ lots available) Land, Orchard Rise (Starr Partners Real Estate), Withers Road (DHA houses under construction now, 10+ land lots available, stage 1 available, additional stages to come) Land, Castlehaven Realtors, Curtis Road (at least 1 available) House+Land, Ichi Jo Homes, both Foxall and Hezlett Roads (1 ready approx next week, plus more to come) House+Land, Castlehaven Realtors, White Gum Place (near completion, at least 1 available) Land, Midas Properties, Foxall Road (1 available) Plus, Castlehaven have 500 lots to move across North Kellyville, both Land and Spec Homes (speculative building; almost finished houses) I've used names of existing streets to locate the available properties in the above list. For a comprehensive naming of all North Kellyville streets (including those that don't yet exist), see: http://www.thehills.nsw.gov.au/Ignition ... 5B1%5D.pdf I've gathered this information over the last 3 weeks by driving around North Kellyville, talking to sales people in those little “Land Sales” demountables, calling Real Estate Agents, and signing up to every alert and “register your interest” thing I've seen. Oh, and I've looked online. The real goldmine is talking with people, because so much information is not online. When it comes to Real Estate agents, they don't tend to share with other agents (even from their own company). Talking to different Real Estate agents has revealed different properties that are available. I've stopped just calling Starr or Castlehaven and thinking I'm done. I now know that I need to talk to every agent in each company to get a full picture. I've found it helpful to leave my details with each agent, and they contact me when they have something new. Getting the most recent information means calling each agent more than once to refresh my knowledge of what they have available because they get new stuff to sell. Back to my main purpose: we are spoilt for choice in North Kellyville. No one needs to rush out and buy a “cheap” piece of land. Such pieces of land may turn out to be expensive once site costs are factored in. Does the land slope? Are there trees you will have to pay to remove? Does the soil have rocks? Has the land been filled, and with what? A quick check on google maps, satellite view, will tell you if there used to be a dam right where you are thinking of buying. Then there are considerations around timeframes. They might say the land will be registered late next year, but check: has the subdivision been submitted to council? Has it been approved by council? If you're looking for house+land has the house been approved by council? Until council has stamped it as approved, whether land or house+land, then it is subject to change and substantial delay. Land will not be registered until well after the subdivision has been through council (for example, see Blue Horizon Estate council records http://apps.thehills.nsw.gov.au/DATrack ... LE&21=&22= ). Buyers should avoid as many allowances in their contracts, which can only be done as the land is more advanced. Castlehaven Realtors also have a few plots at 26-28 Foxall Road. All that's left fronts Foxall Road so it's gonna be noisy though. Trooper79, did you end up progressing with the Oak Tree Estate land? There is sooo much land available in Schofields, Riverstone and Marsden Park (I won't list them here, as that would be too off-topic).
