At least you are prepared for higher site costs with a sloping block, I'm OB on a fairly steep block myself, and wonder why I did, then I look out from the house area and look at the view out to the hills in the distance. I'm assuming they've number the lots based upon stage number, and you're in stage 3 of that development. If so, then you will apparently have a long wait before you can get started. Indeed, They are saying 3/4 2015 but I'm expecting 1/4 into 2016 based on previous stages. As mentioned though, just gives me more time to save and more money to put towards my build! Yay! Will probably contact a few builders just enquiring as to who is going to build on a block with a slope of 5m as I assume a lot will be a straight out no, but hopefully makes for a more unique house, I guess it's all about finding the right builder for the block in these situations. Re: Cloverlea Estate - Chirnside Park VIC (Buying Land) 2109Jul 30, 2014 9:17 am Hi peaches21, welcome. I am in Stage 2 so looking at settlement in March 2015 (was May 2014) - so I would estimate up to a 12 month delay (just so you know). Yes, I wouldn't at all be surprised based on the delays on the other stages! But to be honest one of the reasons I did purchase this block, was because I wouldn't be committed to building or a loan right at this stage. I'm in a good situation though, still living at home with no rent and no existing mortgage so if anything it's a good way for me to have more to put towards my build and a smaller loan at the end! Just going to save as hard as I can over the next 1.5-2 years. Also gives me a chance to research all the builders and who will or won't build on my sloppy block. Can definitely understand how frustrating it may be for some who just want to build/have a family/existing property etc. and want it to be done sooner rather than later. Just have to keep reminding ourselves how amazing it will be once it's all completed! Re: Cloverlea Estate - Chirnside Park VIC (Buying Land) 2111Jan 01, 2015 12:51 pm Hi everyone we purchased in stage two, we have just been informed of yet another delay, can anyone actually find the sunshine clause in their contract, also looking to connect with future neighbours Re: Cloverlea Estate - Chirnside Park VIC (Buying Land) 2113Jan 02, 2015 10:03 am Oh, I think you mean sunset clause. I don't think there is one, but I think you can re-sell the land if you wanted to, might just need to contact Rochelle. Hi n+s, we are on a 2 metre slope (across the block) and will be building with Ashford Homes. I think someone else in Stage 2 are building with them too. They were very upfront about possible site costs (ours currently considered to be $40K) which we can deal with, at least we shouldn't have any surprises (we had been looking at Carlisle Homes who quoted $15k for site costs. What a laugh). Ashford are custom builders and have quite good inclusions -not everything is an 'extra' or an 'upgrade'. Anyway, good luck with everything.
