In fact every covenant that was specified has been broken in some way. I mean Im happy with all the colours that we have chosen and the underground tanks etc but I am a little annoyed that people are so inconsiderate of their neighbours. Case in point-- Large corner block which is seated higher in the estate- owners have decided to install agiant shed with 4 above ground huge water tanks and the main house has a black roof... Yeah, that was the first one I saw go up there, and that's exactly what I noticed all the larger water tanks. At least in one respect he did think about using the lighter colours. FWIW, a mate of my mind about 3km away has green poly tanks amongst the trees, and his water went off from the pollen of the trees falling on to the roof and thence in to the water tanks, and when his water tanks warmed up in the sun, the pollen fermented. All he could do was drain the tanks and get a delivery to get going again. Meanwhile the water in our classic cream coloured poly tank that stands in the sun all day, with water taking from roofs where trees drop their pollen was not a problem. So light coloured poly tanks or concrete tanks that don't heat up is a 'Good Thing' <TM> In my situation with covenent, I can still put up anything that does not require a building permit, particulary if it is within my building envelope and behind the house. They are only concerned with the street frontage of the house. Having issues with only one neighbour with my Amateur Radio mast, who is totally paranoid and thinks that I'm going to irradiate the neighbourhood, and conveniently misses the point that since we'll be in the house closest to the aerials, we would be the most effected, and I certainly will be ensuring that I wouldn't be doing that to myself. We are also looking at building the Daydream 28 on our half-acre block near Cooroy. It's interesting to see that you extended the house to make the Media Room bigger - we are looking to extend it with the possibility of turning it into a pool room, however from what you have said, it sounds like that may be a bit difficult. I hope it's not too forward to ask roughly what the final price ended up being including your water tanks and treatment system etc, as we are in the same boat and yet to get receive a definite price from Coral? However we still have electrical costs to add in there of $3500 plus additional installation costs, roughly $250 for the upgrade of the mortar. That is not including the fence, shed and driveway. But does include the water tanks... and thats all from the base price of $184k... Hope that helps, we had an M class soil as well so nothing too dramatic in site costs. We have a whole load of landscaping to do , shed, driveway. We spent a small fortune on our split post and hardwood rail fence with dingo wire. At least you aren't further up, lest you get the headlights of cars and trucks coming up Stegemann road. Had a walkaround yesterday and discovered that we dont think the 1.5m shower in the ensuite is quite long enough because we arent having a shower screen. Are you getting solar panels on there ? if so, don't get them put on the wrong roof like your nearest neighbour has. Their panels are on the western roof, which means they'll be producing power for only part of the day. They could put them split across their north facing rooves instead. If you know who they are, you should let them know their panels have been put across the wrong roof. You have good open space to point pv panels to the north/north-east sky, subject to the profile of your roof (dunno what the Daydream 28 roof looks like). Yes, that's to the north/north-east which is good for up here. The storms comes from the south west here, and the better pv generation comes in the morning whilst it is still not too hot. Afternoon is when the clouds stroll on in, and pv production isn't as good from both that, and the fact that panels are already somewhere up around 50 degrees or more in the sun (pv panel outputs are rated at 25 degrees). Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14714 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
