Out of curiosity, around how long did it take from paying the 5% to having plans submitted to council?.
We paid 5% first week of November. Submitted to council on 19/12, last day before Christmas shut down.

Paid 5% in the second week of November and went to Council in the week before Christmas shut down. I ended up having to make changes and going through CDC. The site was levelled on the last day of March. Hope this helps. Did you have your colour appointments before it went to council? Pikey love your windows. Is that an upgrade you can pick at colours? Was it expensive? Hi bleaky...... colour appointments get scheduled once you sign off and pay the 5%. We signed off early October and our colour appointments/tiles/electrical all happenned mid November. Bleaky our colour appointments started to book in after contract signing and were finished by the time we had council approval. We had the stained maple trims in our tender but I'm sure you could choose it at colours. Our cost was $1830 . I know they were starting to change that just after we did it but the upgrade may not be too expensive. If you are unhappy with the tile selection, request permission to go elsewhere. I know someone else was told no on here and I think we were too but I was insistent. It's my house and I don't want to ruin that with tiles I dislike. Be nice but be firm. Re: Masterton Homes - The next thread 4.0 1633Jul 21, 2014 11:04 am Villinaeliters Redwynne an alert for you in case you get hit (hopefully you won't) - as we didn't reach validation stage until more than 3 months after signing the contract (you said you are already at 4 months after signing?), we got hit for price increases on the contract price (legally they can do it, unfortunately). Just beware that this might befall you ..... I was blissfully unaware until 2 weeks ago! Now poorer ... and aware! Fingers and toes crossed but a lot of the delays have been with Masterton or the kitchen company and we've had to chase them up. I do wonder if we never did chase them up what the true turnaround time would be??? Congrats about moving to the next step Rapta Hey redwynne, Yeah in the beginning I had complete faith in Masterton to get things done seeing as though they have built thousands of homes and me none. I learnt quickly it is not the case. That's exactly why we chose Masterton over Wisdom Homes because we thought they would be more efficient being in the industry for as long as they have but instead they are bogged down with too many jobs and don't know how to project manage it all. Redbrick - love the timber flooring. We're hoping to install spotted gum upstairs. Pikey - love your windows!! I agree regarding Dons Tiles, it can be very hard and frustrating to find tiles there and the bottom line is, you have to pay through the nose for good looking ones like we did. We went to their showroom at least a dozen times and it wasn't until one of the last visits that we found something we liked. We never expected to pay lots of thousands of dollars more but hope that it's worth it in the end.... We are officially in construction phase, with the 20 business days passing, but no sign of Masterton on site yet. We recently had a hiccough in our process - we are in the aircraft noise zone and have been quoted about $35k extra on top of normal window costing to meet acoustic requirements for the property, but at the last minute my PCC contacted me saying the engineers thought that most of the windows would need to be double windows, and only 1 set could be awning, so did i mind outside window being awning and inside one being sliding....WTH!?? Has been absolutely NO mention of requiring double windows, in fact i was advised to go with awning as while more expensive, provided a better acoustic seal. Turns out Masterton didn't even commission an acoustic report, but instead mistakenly used one I had provided (from previous, unrelated renovation plans) to confirm the ANEF rating of the property only. I am pretty furious but they are brushing it off as no big deal and will i please just pay for an updated report? I believe they should pay for it as it part of the reports required for their preparation of the CDC lodgement (and I have an email from them stating this) and that I should not have to pay the 6 month price increase as they have not fulfilled their obligations... Any thoughts on how to deal with this? Both our building consultation and PCC are both acting as if it is no big deal and no stuff up on their part, I feel very much as though they are trained to deflect any blame - all i want is an apology, have it righted and them to bear appropriate costs... Well not that we're aware of but we really didn't look that hard. We just went up the chain of command and put our complaints in. Two people above our pre construction rep didn't return husband's phone call. He may have done something behind the scenes but we wouldn't know. I'm of the understanding that until the plans are approved your salesperson is still responsible for you in some ways. So if yours was good and proactive like ours was, then you can approach him/her to help you. I would imagine that even if you did find out that Masterton's has a complaints dept, they probably wouldn't be very helpful and they'd be somewhat biased. Where are you building? Were you not informed of this huge added expense earlier on? I'd be livid. Good luck! Re: Masterton Homes - The next thread 4.0 1636Jul 21, 2014 2:25 pm Yikes R2D2, that sounds horrific but not unexpected ... in my experience, although you are the customer, not the builder, if you don't point things out to M/provide them with certain information, they don't seem to have anyone checking the whole process who should be aware of this. What I find strange is that you got CDC approval/your certifier didn't require this, prior to actually approving your plans. Surely it is the certifier's job to look at all necessary requirements prior to approving the plans? Can't help you re the complaints department, but I would keep at it. Our place was highlighted for flood on the 149 certificate (1 in 100 years). Despite being told we should get a flood study completed by a hydrologist, Masterton informed me that they had looked at it themselves and advised flood wasn't going to be an issue (this coincidentally occurred at the time of them wanting us to sign contracts and pay our 5% deposit...). Certifier rejected the plans, so after massive delays I had to get a flood study done (couldn't pull out of processs as they had my $20k). Masterton obtained a flood study which suggested I needed to raise my house by 30cm at a cost of $35k. When I kicked up a stink they went back to flood study company to revisit. After a few interations and me contacing flood study company directly (Masterton just accept everything at face value and do not challenge), my house ended up not having to be raised, all I needed to do was install some timber sleepers down the side fence (cost of around $500). So I guess what I am saying here is make sure you question and challenge Masterton etc on this as much as possible before agreeing to the costs. If I had agreed without challenge, I would have been out of pocket $35k and had a house design I didn't like. redwynne - saw your house design. Apart from the kitchen change, it is very similar to ours. The back area will be great for entertaining. Just hole dug, formwork, plumbing & concreting done ... They will come back & finish it all off once we get the site back from masterton. So no water yet! I think this is common practice when a new pool & house are being done together ... & probably to avoid maintenance issues during the house build i would imagine. As it is so close to our alfresco, we have to keep a performance cover (ie a cover which tradies can work on) over the pool while masterton are on site, which is costing us quite a bit ... But access to excavate etc would have been tricky if done after the house We also had a pool put in by Narellan before building the house. As it is fiberglass they needed to fill with water before boarding it up which cost about $1000. The filter is not connected or running and the water is filthy with lots of dirt. They told me that once they connect it all up after house construction is finished they will then clean the water. Ooh we are getting a Narellan pool installed as soon as we get the keys ...which one did you get? Did you get Salt or Mineral ? Solar or Electric etc etc?
