Re: Building with Coral Homes - Penrith NSW 7Jul 17, 2014 3:02 pm Just a quick tip with the cost of upgrading from the indulgence package-- We upgraded the door handles, the cupboard handles, the caesarstone colour, the carpets from the base range and I was actually pleasantly surprised. For example the cupboard handles we chose the silver range and they turned out to be approximately an extra $17 per room (Kitchen, laundry, bathroom, ensuite) The carpet we upgraded to the gold range and it turned out to be an additional $750 but of course that is relative to the square metres in the house. We also upgraded the caesarstone from the standard range to the classic range (ocean foam colour) and that only cost $350.00 which I was pleasantly surprised with due to the cost of caesarstone. So in answer to your question I dont think the upgrades are unreasonably priced in reality... Just a tip though: Do NOT upgrade the mortar colour through Coral they try to charge you between $800 -950 for the upgrade from natural to off white. Do the upgrade directly through your brickie it costs $150-200 so huge saving there. Also dont do your electrical through coral clipsal--- very very expensive cheaper to buy lights yourself. LOL I'm REALLY happy to see the carpet upgrade is quite reasonable That's one thing I'm pretty sure we'll have to upgrade. I wonder if there's much price difference between Qld and NSW? You'd think not... Did you upgrade the underlay? You suggest upgrading the mortar colour direct with the brickie... how do you go about meeting the trades? Do you make an appointment early on or just rock up when they tell you they're starting? Has anyone tried to bargain with them in regards to the cost of upgrades to the slabs from s class, which they include as standard & from what I know about the area we are looking at M class to H class slab would be required? Also did they include sarking for the roof or was that additional? We believe sarking in the roof should be a standard inclusion as it's required in all types of roofing. The reason I ask is, we just had a quote back from Coral homes & we found those prices to be pretty extreme. If you have not upgraded the bricks then the best bet is to ask for a cost for Bristile Classic or better, which includes sarking and a whirly bird. Its around $2000 or so depending on house size. Otherwise you can ask for just sarking, will probably cost $1000 or so. As for bargaining for slab - personally i wouldn't. Slab is very important - don't want the builder to do a terrible slab or you will reap the not so good rewards later. H class slabs shouldn't be too bad - $14,000 or so for a 220sqm house including piering. Less without piers. In comparison another cheap builder was charging $9800 for a H class slab without piering so the costs were similar. Ask for a breakdown of what prices you have - my sales agent over quoted on the slab to cover for poor soil. Once a soil test was done the slab requirements were lessened and my cost went down. Julie If you upgrade your roof tiles, not bricks, to Bristile classic or higher range then it should contain sarking + whirlybird as well. Just to confirm - sarking is under-roof foil layer that sits directly behind the tiles/colorbond. Sisalation sits between your bricks and wall frame and is similar to sarking (foil product) to reflect radiant heat. Sisalation is standard on Coral homes (i think it is required on all homes). The upgrade doesn't get you "Free" sarking and whirlybird, its most likely built into the price, but yes you do get them with the roof tile upgrade. Just ask your sales consultant for the price to upgrade to Bristile classic profile roof tiles. Make sure it mentions sarking on the quote (it should). Or ask them how much extra it is for roof sarking. They should be able to give you a rough price on the spot. For my 220sqm house it was around $2300 or so. You do need to ask for this, otherwise you will get the standard range of roof tiles with no whirlybird and no sarking (but doesn't cost you extra). Also confirm with your land developer as well if they have any covenant requirements for roofs. For instance Peet at Warner require flat or semi-flat roof tiles. Standard wavy roof tiles are not acceptable, thus i had to upgrade to the classic range (ended up going with Colorbond though). Good luck.
