I fail to see the logic of splitting this forum into multiple threads. Certainly any reasonable person who is planning to buy at a new estate would be interested in the building process and the feedback from those who are actually going through that process. I would safely say that a vast majority of those who plan to buy land at Cloverlea will do it for the sole purpose of building a home here. The two processes can not be separated. If you read the 2000+ posts, you will find a fair degree of productive interaction between owners/prospective owners from Stages 2 and 3 with those of Stage 1. It is the individual experiences of forum users such as Sanna that make up the real value of this forum. For those who don't like the personal experiences of real people, there is the option of checking progress on Cloverlea's official web site http://www.cloverleachirnsidepark.com.au This forum has played an important role in creating a community. Like M_n_M stated in a previous post our builder contacted us today and said they had been in direct communication with the developer who have told them they expect settlement for stage two to occur around 18th March 2015, our builder has therefore given us a start date of April 2015. Very much over the lack of communication from Cloverlea and completley frustrated by the constant delays, i dont think we ever would have signed up for this if we knew how long the wait would be, but were locked in now and ready for the long haul! Taking from personal experience and everyone else in stage one can agree that we had our promises broken again and again and again from the developer about titles. And going on what construction level they are currently up to on stage 2 we have guestimated March 2015 as well all from our personal experience. We brought our land in Feb 2013, before we signed up and put our initial $1,000 deposit we asked directly "Will there be any delays from our Sept 2013 titles date" We were told directly by Rochelle "No, at this point we will achieve expected Titles in Sept 2013" WHAT A LOAD OF BS THIS WAS! Once we paid our deposit, we were locked in. September 2013 came and went, we were then promised December 2013, then Jan 2014, then Feb 2014, then March 2014 and then we finally settled in late April 2014 as we were delayed another month due to our retaining walls not being completed ALSO we were delayed on building because cloverlea had to provide the correct (and within correct time frame) infrastructure documents to Yarra Valley Water and in doing so, no water had been supplied to any of the sites yet, so we could not get our building permit approved until that had happened. I know this all because I spoke a man name John who is the head of development at Yarra Valley Water he told me this directly. So moral of the story we brought our land in Feb 2013 (supposed to title in Sept 2013) and only could start building 29th May 2014. So expected delays in first stage was 9 months. Stage 2 is a lot bigger and they are FURTHER behind then stage one. I will pre warn anyone considering buying in this estate. The developers will promise you the world, just to shut you up and keep you happy but they never come through. Second to this, once you have settled on your land and again this is from personal experience. They don’t care about if anything is wrong with your block etc. they won’t fix it! *The developer wanted us to settle BEFORE our stone retaining walls were finished in March 2014, we did not legally have to settle until this was done, we also were finalising our loan at this point as we couldnt finalise our loan until we had our fixed priced contract from our builder, which we could not get due to cloverlea not letting anyone onto their sites to get soil samples to quote site costs. When they had finished the stone retaining walls (which they never gave us a date of expected completion) they wanted us to settle within 10 business days or they would charge us $200 per day in delayment fees, I tried to get this waived as they have cost us money in multiple delays, but again they wouldn’t waive it. *We had to pay our builder a "re-establishment fee" of $965 to re survey our block, as our builder needs rear marking pegs in order to know which part of the block is legally ours and where the can build on. However, due to most of the blocks having retaining walls, they don’t have rear marking pegs. All my builder simply asked for was an email from the developer, confirming the retaining walls were the legal boundaries of the block. Cloverlea told me it is not their legal obligation to provide this and in doing so we had to pay the fee. *The most recent problem that has arisen is because Cloverlea has also placed our recycled water tap IN THE MIDDLE OF OUR CROSSOVER! This is impeding on our proposed driveway, we have contacted Yarra valley water and they can move it however want to charge us upwards of $500. Cloverlea will not take responsibility for this either! So a large word of warning to anyone who plans to buy in this estate. You will need to have the patience of a saint, and be prepared to cover the cost and time of mistakes from this development that they will not fix and don’t care! Our estate (once finished) will be so beautiful to live in with wonderful neighbours; however it does come at a hefty and stressful toll. They want us to post about our building matters in the 'building' section instead. That's what they mean about this thread being specifically about buying land. Please note that my explanation above doesn't mean that I support their view. By being able to post about everything to do with Cloverlea in this thread we have all been introduced to each other and get updates all in the one thread, which has been great. I and my builder still believe there is no way stage two will even be close to being finished by the new promised date of March 2015, it is looking more and more like stage 2 wont title until at least May 2015, which mean we would only be getting into our houses towards the end of next year, when i spoke with cloverlea about this new delay they said it was due to weather! ha! three weeks of rain have pushed back titles another four months, i dont think so. the delays are going to cost us a small fortune, and not to mention have put our lives on hold big time.. like you said it will be an amazing estate once its completed, just wish the customer service and decency to land owners would improve! Re: Cloverlea Estate - Chirnside Park VIC 2096Jul 16, 2014 5:00 pm For those who are waiting for your land to title, get your conveyancer to double check the sunset clause in your contract. I think the sunset clause in ours was 24 months from the date you sign the contract... so, if the land wasn't titled within 24 months, we had the opportunity to end the contract at that 24 month point. I tried to find it in our contract last night but my brain was fried from building things so I didn't really have the patience! We signed our contract in Dec 2012 and we settled on 31 March, so 15 months. I am not too sure when Stage 2 & 3 went on sale, so I don't even know if the March 2015 roughly falls inside or outside of that 24 month period, assuming the sunset clause is still 24 months of course! But then the waiting is for nothing. But then you do have other options. Just look into it I guess! From just a regular, non-Cloverlea estate person, who happens to read this thread, it seemed to be primarily Sanna's posts, but that's probably because of the numerous one line posts, which consists solely of a link to a photo, and several posts in a row of just that. I'm sure you all like to see what's going on, particulary those of you who live a distance away from your new estate, but 7-10 separate posts one after another for a link to an outside site ? This is a forum which has thousands of different threads, however I too saw the multiple threads starting up in the buying land sub forum was rather silly, and detracted from the overall benefits of discussion on this particular estate. Was glad to see they were merged in to this thread. Actually I started to see this thread degenerating in to more of a chit-chat thread, rather than discussions about the estate itself.
