Only south creek is danerous if heavy rain. It was flooded in 1961 and after that no sign of flood. If it is too much dangerous food zone than council may not give a permission to construct.

Note that you said your 330sqm lot was A$330K last October 2013. In the May 2014 release this was at least A345K. I'm certain that the A$340K price of the June 2014 release was from a release prior to May 2014 but perhaps after October 2013. Based on this analysis you can see that the Bunya price increased gradually (???) from Oct 2013 to May 2014. By the way, the May 2014 release was the last major release at Bunya. But I noticed that Landcome was incresing price by 5k to 10 k at every realese. Even it was relisted. I still remember that I spent one night at Bunya in Sept 2013 to get the lot which was relisted and price was increased from 310k to 320k. And in october it was increased to 330k. This year, landcome is not increasing price at relisting time. Landcome knows the price is too much and buyers have valuation issue. Any way they made billions of dollors from Bunya !!!! In terms of comparing marsden park with Bunya i don't think they r in same league..... Marsden park prices can be compared 10-15% down with schofields in future developed markets... Comparing it with Bunya won't make sense as Bunya is better positioned in terms of proximity and suburb strength. THe ponds now has overtaken Bunya in terms of pricing,,, a basic sngle storey on smallest land parcel will esy set you for 650+,,,, not including all fancy inclusions........
