(Even though we completed a KDR a few years ago and used the priceless experiences on this forum throughout that journey) Just in regards to Thornton it seems to have great potential with express trains to the CBD so close and we had a look at earlier releases but we were unsure of the level of inclusions and quality of the base inclusions etc (having built before and understanding the base vs. final build cost that can really climb.) although these are marketed as turn key it doesn't seem that transparent on what level of inclusions you get. With new release prices seeming to increase heavily do those who are already building there have any advise in regards to what to watch out for in the process? How do you find it? Surely no issues with train noises from those sorts of distances. Re: Anyone building at Thornton , Penrith 7Jun 19, 2014 8:24 am There are plenty of other houses close to the rail line and it doesnt seem to have bothered them, we currently live in blaxland 1 street away from the rail line and hardly ever hear them, with the windows closed at night you wouldnt even know the rail line was that close, our sales guy told us the plans had to have some sort of sound proofing which would minimise the noise anyway, as our house faces away from the rail line I really dont see it as a problem anyway, the reason we are building there is closer to the city, more rail services, closer to our kids, a new house! Re: Anyone building at Thornton , Penrith 8Jun 20, 2014 2:06 pm I can only give a perspective of inclusions from Firstyle Homes who will be building mine. I guess you could sum up the inclusions as pretty light on but everything you need for a basic house is included. Your house will not look like the interiors of some of the display terraces that's for sure. To give you some idea. All site costs / Front landscaping / Turf out back / driveway / rain water tank and all fencing were included. Floors were tiles down stairs and carpet up stairs. The carpet choice was reasonable, have not selected tiles yet but you are looking at pretty basic ceramic. From memory up to 30x30cm for bathrooms and 60x60cm for floors. The range is pretty large and you could get away with a decent look if you don't want to spend extra. Electrical the initial budget included in the price was about $5100 which was basically a light fitting in each room, double power points, TV socket, 3x Data points a few out door lights, NBN stuff and three gas points. Kitchen included basic laminate cabinets / 90cm SS Appliances / Basic taps / tile splash back and a provisions for a dishwasher. Bathrooms again pretty basic, tile and mentioned above, not to ceiling, stone benches with laminate cabinets, semi frameless showers, framles mirros and basic taps. Other interiors things: Paint is 1 colour walls 1 colour architraves and cornices (which are basic styles). Standard plain interior doors, ugly wrought iron railing for stair cases, 270cm ceilings ground floor and 240cm second level, ducted air con through out and alarm system. I'm sure there is plenty of other stuff which I haven't mentioned. Everything you need is included it just very basic. I spent an extra 30K to upgrade stuff like the kitchen cabinets / slashbacks / Taps / Tiles to the ceilings / 40cm waterfall benches / more lighting and swtiches etc. Hope this helps a bit. I kept the upgrades to things that I couldn't DIY or get someone else in later to do much cheaper as the upgrades from most builders are a bit over priced. Re: Anyone building at Thornton , Penrith 11Jun 24, 2014 11:41 am Hi guys, First time post-err but *waves* to gregandjules who are my 'inbox' buddies and neighbours Hubby and I are building at Thornton and, with apologies to gregandjules who I have been too shy to inbox, and steely21, we are up to second-storey framing and some brickwork... expecting windows next. We were in the December release but somehow or other seemed to get moving quite quickly - we had our slab poured 7.6.14 then frames began on 16.6.14 and had second storey by 20.6.14. We spent an extra $21k but for that we got everything down-pat exactly how we wanted - upgraded carpet/underlay, bathroom fixtures including 'egg' bath, Crimsafe screens, ceiling-height tiling, 'blingy' tiling, induction cooktop etc... We are really looking forward to moving there esp. as it is marketed as a 'pedestrian/transport' community - lovely walkable paths and parklands, close to train, newest pamphlets showed a section that is earmarked as 'wetlands' plus there is the European style canal etc. Good luck with it all and hope that helps! Cheers *edited to add, I don't drive so this was a big consideration for me when choosing Thornton as everything is going to be so close to get to, apparently getting our own small supermarket and a little 'lifestyle' precinct (cafes, shops etc)* Re: Anyone building at Thornton , Penrith 12Jun 24, 2014 2:14 pm Hi Juleznjam, yes noticed your place is going along quickly now, we are sort of progressing, builder sent us the cc yesterday and promised to send the variations costings yesterday but still dont have them, frustrating as he promised all this 4 weeks ago, an insider told us its not the project managers fault as its something from higher up in the business, my guess is they are waiting for the new financial year before they start our build, anyway hope they get started soon! I am defiantly looking forwards to seeing how the entire place pans out in a couple of years. I was planing to buy a 1-2 bedroom shoe box near the city which is close to work. But for a 50 minutes train ride to work a three bedroom terrace with double garage and a bit of a yard for 150K less made more sense. I think living on the oval and not looking onto another house will be nice too. Look forward to seeing everyone around the place. Re: Anyone building at Thornton , Penrith 18Aug 03, 2014 7:28 pm Well we are finally starting, went for a drive by and caught a trespasser, julezandjam were having a sticky over the site so we finally met in person, anyway we have fences now, builder is going to start marking out and stuff next week so we should have a slab at least by the end of august, not bad considering we were told we would start around april, anyway as long as we are in by easter next year I guess!
