Browse Forums Building A New House Re: Nevada 35 in Selandra Rise 3Jun 10, 2014 1:05 pm Hi Chaden6 We are currently on the framing stage, we just had our slab poured last Friday, I was informed by our CLE that framing should start today. We officially have our site start on the 22nd of May, which was right on schedule. So far at this stage I cloud say that we are happy with the way things are going. We had a few hiccups in the beginning but we got everything settled just in time before the construction started. We did not do any major changes on the plans, the hallway is the same as what was in the plan, I found it a bit too narrow at first but we never thought about making it wider so we did not ask anymore. We put a door under the stairs through the laundry room so we can have extra space for storage. We also converted a portion of the linen cabinet into broom storage and added overhead cabinets. As for the flooring, we chose laminated timber but did not upgrade, we just upgraded the carpet underlay which we think is more practical. At what stage are you in at the moment? I'll be happy to share our building experience if you need to know more. Kind regards. Yes i found the aisle too narrow as well. However, they don't want for us to make it a little wider as the sales person told us that due to structural upstairs they couldn't move the wall any further to make the aisle wider. we are also would like to have laminate timber flooring. Do you have any samples with you? any pics? we are so excited to see what are waiting for us this coming saturday. we also make a room for storage under the stairs. My husband also added a wall in the theatre room so it will only have one openning. For me, i don't think it is a good idea, because of the aisle. It will look a lot smaller. I'm glad Carlisle had built a new display home in Cranbourne north, which is close from where we are the moment. We used to travel to Truganina just to see the display house there. I was thinking of adding a sliding door in the cinema, so that we'll have more privacy when we're watching a movie, but then we've decided not to, we wanted that to be our formal lounge as well when we have some visitors. Maybe you can make that wall a sliding door instead? So can you can open it when you're not using it as a cinema? You're right about making the aisle look smaller if there will be a wall there. Did you do "browsing" before your color selection? It's a good way to get everything in order, before you do the final selection. I think we went there 3x before we did our final selection. I know it's pretty daunting but the ladie's there are pretty good and they are very helpful. They know a lot of interior designing so I was very confident to follow their suggestions. you'll be alright. Let me know how went. We feel the same about the aisle, but the layout is so perfect, I like the family room and the kitchen the most because of the bigger space, I've seen other designs with bigger hallway but the rooms are smaller. I like the rooms to be bigger especially the masters bedroom that's why we chose nevada. We did a lot of upgrades in the kitchen, we made the island bench top a bit wider, the drawers are soft close, we put an insinkrator in the sink, the stove was upgraded to Smeg and the rangehood and we put more down lights and pendant lights. All the doors were upgraded to panel doors and put locks in every room. We've chosen bentley for our facade and upgraded the tier like the one in the display house in truganina. Like you we like the look of a bigger and wider balcony and attached with the master's bedroom. We've upgraded our heater as well and the cooling system. It costs us a bit more but in the long run it's going to be worth it. I will start posting the photos when we have the frame, right now it's just a slab so nothing exciting to look at. I'm sure you'll do well in your colour selection, it's easy once you've decided your main color scheme, everything just need to blend well with it, ours was all in natural colors, no bright colors, all our tiles are in the same color as our wall tiles and the bench tops in the bathrooms. Re: Nevada 35 in Selandra Rise 9Jun 13, 2014 3:19 pm hi, i like the bentley facade too gina, however, when i check the photos that our sales rep gave us, the porch isn't the same as in the picture in truganina facade. as you can see the porch and the balcony are the same width with the breeze facade in cranbourne north. could you imagine what i mean? from the printed copy of where we can choose our facade the bentley facade there is the balcony is narrow and the porch is narrow. but in the picture just what you've got there is, it is a lot wider i think it is the same as the breeze. if i could get my balcony exactly the same as in the cranbourne north with the bentley facade i am happy to go with bentley as well. i like having a window in the master's bedroom not only just a sliding door if i were to choose breeze. i am so excited for tomorrow. oh, yes i did upgrade my sink to a wider bench too. but i think i have a lot of upgrades for tomorrow waiting...hehehehe. my husband will be so upset if i do to much. but having said that, i think it is better that way then just remove them during tender. Do you mind if i ask you how much to upgrade the tier into stone tiles? We are planning to go to austral bricks to check our chossen brick. We are thinking to get cat3 indulgence truffle. At first we thought chestnut cat 1a would be good for us, but i think there is some orange color with it. Our theme should be somewhat brownish in color or gray. Graphite are so dear i think because they are cat 7. We don't want to go that further in terms of an upgrade. We have chosen the undermount sink as un upgrade and the tap that comes out with it in the display at spectra. We are getting coco black for our stairs. Upgraded our underlay with cat 2 or 3. Not sure yet which one. It is so difficult to choose for our flooring because you couldn't see the price that comes out with it only after tender. I am leaning berween cat 4 engineered flooring or cat5. I don't know if it is worth it to do that. We are still going back to spectra as we still hasn't been finalised a lot of things. Yesterday was the first time we went there. to be honest i think i should behave, there are lots of upgrade i am thinking of. if only i knew the price i can easily decided which one to prioritise. By the way, do you think it is worth it to do the shutter blinds with them? I was thinking it might be easier once we move in, the front window would have shutter blinds so it will be put in just one loan with the home loan. Sorry to many questions. bye for now. Re: Nevada 35 in Selandra Rise 11Jun 16, 2014 1:00 pm Hi Chaden6, So you've decided to go with bentley too, good choice, funny I thought about choosing breeze before, but it was too late for us. Anyway, bentley is an excellent choice, if you would like to upgrate the front tier, it will cost you around 5k, we've chosen to upgrade it into tiles so it would look grand. We have upgraded our carpet underlay to cat 2, it costs us around 1k, but it's all worth it than upgrading the carpet. We've chosen the hardwearing kind that was available in their standard options. We've only chosen standard laminated timber for our flooring, I know it's quite dear to upgrade, so we chose not to. Timber is quite high maintenance but we have no more small kids and no pets so it will be okay. Just put in all the upgrades you like and then just remove the ones that you can do later on tender. I have taken out the blinds because I know we can get it cheaper if we'll just do it ourselves. But it's still up to you. We are awaiting for settlement on the 9th of April next week, and our builder is Carlisle. So far our experience has been good and stressful at the same time, I want to remind everyone to check their contracts carefully and make sure you have your name the same as your passport. This simple mistake had caused us delays in the processing of our loan documents, we had to make amendments to our existing contract and the whole process was a headache, aside from these, Stockland gave us the wrong folio number for our lot and carlisle took a long time to amend our contract, and to top it all, our lawyer is going on a 3 weeks holiday starting on the 10th of April giving us only a few days to get everything ready. We had to fast track everything with our bank and hopefully they will give us the confirmation this coming Monday if we can settle on the 9th. Our lawyer said if we can't settle on the 9th we will have to wait until she comes back, this makes me really upset. Why the heck do we have to wait for her? Is it too late to get another lawyer at this point? Can anyone please give me advice? Rather than just having the sliding door itself. i don't know if i could get it done with a window and a door for breeze. We are thinking to just do the same as the display home in truganina, with the choise of color and bricks. But the price is from 2013. I don't know how much it will cost us now for that same features. We went to see the display homes in truganina because we would like to see the bentley facade. It is good from the outside, i just don't like the inside in regards to the color combinations. The one in cranbourne north is a lot better from the inside in terms of color choices. Which laminate floor did you go for if you don't mind me asking? We are also considering laminated flooring if our budget will blow out. Hi Ginaguevarra It just means problem site due to the amount of fill and h1 means highly reactive natural clay below the fill so if the builder quotes a standard class m type slab there may be some extra cost for you slab. But your particular block may be ok with no fill so you won't really know until the soil test is done. They did a small fill on the front just to level the land so now our land has a better elevation. It's good to be higher than our neighbors. Carlisle use to sneak a water resistant "Performance Solution" into their contracts.
