Hubby and I very excited to start our first build with Simonds Homes "Prague" with modifications to original floor plan. Our experience with Simonds has been really wonderful from the start. We went with their broker and He has gone above and beyond to get unconditional approval on time for land settlement. Prague is originally a 19sq home but we have modified it to 22.5sq home. Adding extra room for a study or activity room with double doors and also added 3.7meters extention to meals area. It looks huge now like a big open plan. I haven't found anybody else who is building the Prague. The plan is not clear and one side of the page missing. Big major mistake from my end was we didnt read the plans properly (even after going over it 1000 times) we missed it. The window across from the kitchen island is small, same size as in bathroom. We thought that it was the same size as the one in the meals area which is huge. Didnt realise until the frames was up. ( So, I don't know why it saved like that. Great to hear you've had a good experience so far, we have too What is the name of the broker guy? We are using simonds broker too, Steve Hudson is his name - so far so good but we haven't gotten around to applying yet as we have to wait for tax returns which really isn't far away!! I would recommend him in a heart beat. He was sooooo helpful and know what his doing. So we drove pass the block today and they have started most of the plumbing. There white pipes coming sticking out from the dirt. It looks like pipes for the tiolet. Roof tiles, gutters and fascias are up. Looks like the roof is 98% complete. Our bricks were scheduled to go up on 4th of June but kept on delayed coz the tradies haven't finished the double story home around the corner from us so ended up starting on 16th of June and they Are about 75% done. Eaves around the house will get done after bricks are finished.
We also had some problems with leaking roof and rain pouring into our master bedroom for a few days. SS reassures me that there is no damage done to plaster as walls went up 1week before bricks... eeeekkkk, scary yes I know but all good in the hood now, everything's fixed. Here are some pics. Hrmmmm looking more like a war zone then a construction site lol. The cladding will eventually go on when bricks are finished which on mysimonds website tells me 30/06/14... Cladding are getting painted the colour "Imagine" white, beige colour. I can't wait to see the house when bricks are fully dried and all cleaned. Ours took a few days to dry or bake or something before they lightened dramatically to what we picked. They haven't been cleaned yet either so probably another surprise in store. No the pictures are hard to take but I think yours look wonderful there. Lol Re: First build with Simonds Homes: Let the painting begin 17Jun 27, 2014 10:53 pm Had a walk through with our SS today and I was so shocked to seer kitchen installed and vanity to both bathrooms! Yay! Kinda second guessing my choice on kitchen colour (designer white textured laminate) it looks so white and shiny, doesn't deserve my sons dirty finger prints all over them lol lol. I also think it's a tad too small. We didn't have enough funds to upgrade on many things and including a big beautiful kitchen ANYWAY I was glad to see the painter there too. He painted the first coat on the ceilings in the colour Standard Simonds white. Also he had done first coat, on all our archs and all the doors aswell. Our colour for all walls is Haymes paint in Oak Buff just the standard 2 coats. The painter has been so nice telling us that he will look after our house and give it a good paint job meaning he would do 3 coats whereas needed we are happy with that. SS gives it 7weeks from today until PCI.... WHAT REALLY... IM HAPPY WITH THAT!!! We chose WILD ROCKS (black marble effect) for Our stone benchtops which are getting installed next week. Even my fashion sense is monochromatic and it's hard for me to incorporate colour into my everyday life hehe abit boring I know! Well I really love this so hopefully it looks ok in real life. Don't worry about the kitchen, the Sierra doesnt have a big kitchen either, but you can be smart with space and really not collect clutter. I just did an audit of my current kitchen items and half of it I don't even use, and am just storing,.. So out it went! 7 weeks! Wow, that's so good. How exciting! You can always get smart storage solutions for your kitchen cupboards. You'll be suprised how much room you don't need when it's all stored in a space efficient way.
