The plans are both lovely, which makes me think you should pick the builder you prefer and who does the best deal. You have leverage before you sign the full contract... play them off against each other. They want your business, so work out who does the best deal and if need be ask the other if they will match it or beat it. Ask for free upgrades to better appliances, bench tops, laminex cupboard finishes, power points etc etc. Be persistent!! All I've done so far is just narrowing my choices down to three builders. Did you obtain a tender with Eden Brae too? I initially wanted Livingstone 22. They told me that they can quote site costs based on the contour survey etc even though my land is still not accessible for assessment. We ended up taking the tender with Masterton as we were able to get a bigger house and all the extras we were going to but pay more with EB. Even though the site costs aren't fixed (which is risky) with Masterton. All I can say is read this forum it was a huge help! And save save save for that dream home. The best advice I can give which someone told me. No matter what the price is as long as your happy with it go with it....so if your unsure about one but confident with another even though it's slightly more, go with the one your happier with.
