Yep we have a home loan - Im just waiting for the bank to call me back as I have asked this very question to them. Im hoping payment wont be released until certificate is received because Id like to think thats incentive for Masterton to hurry up Re: Masterton - Occupation Certificate 6May 30, 2014 2:25 pm Your building supervisor would or should have told you what you need to do to qualify for an interim occupation certificate. If you have any "by owner" items on your plans, then that could be a complication. For example, you might need to build a patio under a set of doors, if Masterton aren't building the patio for you, as per your building contract. If you're connecting the electricity and/or gas, be sure to keep the certifications from the tradesmen, and email copies over to your certifier when you get them. You don't need landscaping, driveways or footpaths and cross-overs restored to qualify for an interim. You can't legally move in without an interim. All the basic safety checks and inspections should have been done before you get your interim and Masterton would have coordinated with your certifier for those. (Or should have.) So the "final" certificate is basically the one that tells everyone you finished the gardening. For NSW, at least, a final is not required for anyone who has resided in a home for more than 12 months. Which makes sense I suppose, as I suspect most home owners in NSW would have no idea whether they have got a occupation certificate from someone, unless they built or bought a relatively new home. I finally finished my landscaping, but it took me 6 years. Do I not need an occupational certificate in order to sell the house? Can anyone recommend a 3rd party company, other than local council, who can provide a an occupational certificate?
