I am due to have my tender appointment with my builder soon. At this stage I don't know exactly how much rock is on my land, although the soil report did not look too good. As a result I think I need to get a higher quality slab for my house. I also just found out that my land may be in a Flood Prone Area, and also part of the Melbourne Airport Overlay. If this is true it could cost me a lot of money to prepare the house properly in order to get my building permit. So I advise that you find out what overlays affect your block by contacting Whittlesea council. Your experience to date would be greatly appreciated Hi Emma! We just moved in our house - stage 9 also on rotino cr!!! we built with henley, took approx 5-6 months. No rocks thank-god however I have seen lots of rocks a few houses down also on rotino. Everything has been easy... streets pretty quiet so there a few youngsters hanging around at night. I saw where you mentioned getting robbed OMG that is bad!! Yes we were also told by council about the Airport overlay, do you know the additional cost for this? Are we in a Bush Fire Prone Zone? Therefore needing Bush Fire Attack? I was told by council NO but by builders yes? We are OVER Looking at builders. Seen at least 15, received at least a dozen quotes. It came down to BB, Carl & M3triCn... What did it for us was SITE COSTS. We have received quotes from $12-27k. So this is why we have to go with BB who are charging us fixed $12,500. Argh Hi Emma, Yes we did get robbed day after handover.. bit scary.. but we are the only house with no neighbors so yeah... just recommend for you to install alarm as soon as house is done. Its great though!!! area is quiet, not too much cars on rotino cr. Just excited to start seeing new houses going up! We don't have the airport overlay so not sure the cost. And the bush fire level is very low. Yes not easy... lucky we only looked at 3 builders and happy with the design from henley. Spacious open house plan. Not easy...!! we had provisional site cost with henley and they returned 80% of it back to us. Re: Mosaic Living 51May 27, 2014 9:06 pm Hi Emma, Yes I should be building with CLisle, but whether or not I continue with them depends on what they do with the site costs, because at the moment they are quite expensive. I haven't got much information yet about the Airport Overlay. I will know more when I have my next appointment. The only info I know so far, after speaking with the council is that the overlay affects the south-eastern side of my block. So fingers crossed that if I must have double-glazed windows, it will just be a few windows that I will need to do. BB actually provide dbl glazed windows in their future range and 7 star energy efficient rating which is good. The have the lowest fixed site costs, everyone else is $17-27k site costs seem not great Re: Mosaic Living 53May 28, 2014 7:46 pm Hi Emma, I can't confirm whether double glazing is needed yet until I go to my tender appointment, but everyone is telling me so! I actually saw some BB displays last weekend and asked some questions about site costs. Yes they do seem to be quite good. It's a matter of balancing costs with design. Settle for a liveable design and live-within-our means budget or totally go over budget for the plan we love because of sitecosts and less promos. Were you told you needed bush fire attack Tamic? So happy for you. Sarissa homes are coming up quickly which is great. I wonder when the piazza will be completed. We ended up goin with BBank in mid September and they started on site to only come across problems so they did absolutely nothing for a good 2 months errrrr So we are probably looking at May move in. Have you heard that the Design Commitee Review are now charging $445 to process our landscaping fees and also then to inspect once completed? We ended up building with a custom design which is similar to the previous Alder 2600. Our new design has a few changes and now 27sqm. I spoke to the Design Review Committee, Abel today who advised me. Have you submitted your landscaping plan as yet? I would be wary. Is you site demilished but nothing else done?
