It is all very exciting - the first (and probably the last) time we attempt anything like this. We have a bank holiday in the UK today - and the sun is shining which is unheard of It is great having family there, we could not have done it otherwise I don't think. My sis went to the show house yesterday and took loads of photos and even mini videos isn't that a lovely thing to do? Made it all a bit more real. I do realise show houses are very luxurious but it was good to get an idea of the space. We sent rough changes (for the gazzillionth time!) to the layout plan late last night - I might post it here but a bit scared we can't afford it all and will then have to retract Does alterations to the basic plan cost a lot do you know? If you move rooms around inside rather than outside dimensions. Also, when do you ask for things like a bench in the laundry rather than the cabinet etc? Eeeek! Re: Redink Yanchep, WA - First time (and Absent) build - Int 6May 26, 2014 10:28 pm We are also building in Yanchep (Grasstree Park), like you guys we are not residents of WA yet, my husband and I live in NSW, the other side of Australia, like you we have relatives (Daughter and son in law) keeping an eye on our build, we are building with Aveling Homes, our settlement was Dec 2013, prestart was Feb 2014, our slab went down early April 2014, and brickwork started mid May 2014, so far so good, our daughter goes up to our block every couple of days and sends us photos and videos, very exciting, we are venturing over to Perth in June for a short holiday and to see for ourselves what has been down. We have been told by our builder we will be at plate height by the end of May, and then our roof should go on in June. Before we know it we will be permanent residents of WA. It is good to hear you've had troublefree experience from afar - from the sounds of it your build is motoring along at a good pace. We'll try to both be in Perth for the prestart etc - but not sure whether we'll make it back before the build is done after that - every penny we don't spend on flights can go into the home. We usually go to Perth every 2 yrs (alternate spending Christmas with the inlaws and my folks). June is just around the corner - have fun and I hope the rest of your build is troublefree too! I don't detect any skirting boards - is that common practice? Wonder how much extra that would be! You can get them fitted by the people who do your floors (sometimes depending on the company and the flooring you go for) or you can get an independant skirting contractor to come in after your build to do it for you or you can just not have any at all... up to you. All the little extras that are required I would rather have done after the build is finished as you will pay less for it than through the builder. Obviously, we LOVE the Georgia/Alfresco floor plan as well It doesn't cost anything to move rooms around etc. It's when you have to add brickwork or change external walls that they start adding costs. Hope that makes sense. For example we moved Bed 4 to be a bit further away from the Activity room and other bedrooms. Didn't cost anything to do that. We are moving the watercloset door to be in the main bathroom and turn the small linen cupboard into a large walk in one and get rid of the "dead" space in front of the WC door. That is costing us for some brickwork and shelving, but we think it's worth it to have more storage space. We also extended the master suite .5m to help capture more breeze, that also cost money. yes, the georgia is lovely and yes, I don't think it does have skirting boards. Just to give you a rough idea of cost we were quote $1,145.46 not incl GST for 76 lineal meters of a 67mm skirting board. That was through the company that is doing our bamboo flooring. Good luck. We've got literally hundreds of things costed up between the PCQ process and now prestart just feel free to ask about costs. If I have it I'm more than happy to share. It's so helpful to know in advance of prestart so you're not totally shocked when you get your list back! Thanks, Ardie you've been very helpful You're going to think I've copied some of your design I honestly didn't! I also changed bedroom 4 and the bathrooms around - that was to use the space a bit better as I thought the long corridor was a bit of a waste of space! And took the layout of the Alfresco's bedrooms 2 and 3 for more space in the activity which was quite small in the Zenith. I think it is amazing how many of the different plans - even other builders - seem to end up similar where people are making changes to the base plans to make it more practical! I'll add the original and our 'suggested' changes in next - just need to upload it somewhere. Thanks for the pricing info for skirting boards too - that isn't too bad is it? But every little thing adds up I guess! I've been wondering about traditional skirting boards and having a row of tiles in the tiled areas rather than the usual timber skirtings. I can't help thinking tiles would work better for wet cleaning of the tiles? Not sure how 'standard' that would be though! We're awaiting quote of the changes we've asked for to the original plan now! Btw I loved the basins you've chosen for your house and am looking at something top mounted too. How is RedInk about basins etc supplied from elsewhere? Randomly following a link from another thread today I found http://www.thestonesuperstore.com/ - they are apparently closing down and seems to have a few bargains! Wondering whether I could buy some basins from them or not. This is the original plan and the changes I've very unprofessionally made to it using gimp - the garage extension isn't to scale - it is basically 1m extra to the side apart from the 1m2 to the front - would love that wall to be a feature one to match the blade wall on the other side. Any cabinets in the IT nook, over the kitchen counters and in the laundry will probably have to come afterwards. We apparently have to say window sizes now too - didn't even think about that apart from the bigger sliding doors to the alfresco! What is the awning window thing all about? Why would you want that rather than sliders? And are there any general 'rules' re where you should have them instead? We've asked for quotes for 31c ceilings throughout too so will see what they say about that. Our little home in England is very very small but it has relatively high ceilings, and it makes the place feel bigger so would love to be able to do that there too. You can get a manual roller door for the rear of the garage instead of the double doors. Check the width on the toilet next to the main bathroom - it looks very narrow between the vanity and the toilet The standard bath size here is 1500, check what your specs say and maybe increase it to 1800 and then you are utilizing that full space instead of having a little gap at the end. This isn't a very expensive upgrade. I extended my bath to 1700mm as BFT suggested, but I also inset the powder sink/bath wall. It's hard to explain without a pic. Anyway, I found that this solved the issue of the 'dead space' by the bath. In the future I will place shelves there for towels and other bathroom supplies. Had my ups and downs .but redink have been great .and pretty sad that it is all over. They are my little redink family .been in contact with them since oct2012 .so a long ride . My advice is keep in contact with them they are really.good in making you happy . Well they have for me .reading some of these other blogs about other builders I think I would of.gone nutty by now. Remember everyone has their own journey . I know we are paying them to build our homes but mistakes can happen .and I know I keep saying this ,its the way they fix it . Hi Burnsfirsttime - if we can afford it we'll do it Funny you and Pan should say about the roller door - that was what I wanted but my OH thought a double door would be easier to use. My Dad, who will live in the house, might also have a problem bending to open/close a manual door - they have one in their shed now and he finds it a bit of a struggle. The changes to the WC/Bath isn't necessarily to scale so will have to see what they come back with - I've 'stolen' the WC part from their Georgia show house layout where they have a little cupboard etc. My sister took photos of it and it didn't look too narrow but I'll measure it up when we get the plans - thanks for pointing it out!
