Unfortunately that's the rule with them and it's explained a few times during tender and contract signing process. Did your sales rep not go through any of these options with you? Although they don't have to point them out to you. We asked for a structural change after contract and they said no and I even said I was happy to pay and they still said no! It's a sucky position to be in but unfortunately that's their rule. Hi firsttimers2013, As we bought a house and land packages with EB. We were not given a chance to go through the tender process. Within a period of three weeks after the initial deposit, we were told to come in to sign the contract. Not once were we been informed of the ceiling height so very disappointed after receiving the email. If we were told then at least we considered about it at the time of signing the contract. Were you not able to change any windows or adjust any walls? If even firs timers had no sucess even after suggesting payment there must be a reason why. Perhaps ask for a full explanation. Do you have in writing that structural is only facade? We were told there is no tender process as this H&L package is more of a turned key packaged as majority of things are included. I don't think we have in writing that structural is only for the facade. Only was told at the signing stage. Will have a look at the contract again and try to get in touch with EB. Thank you. Often it is better to negotiate on the land and then find a house, you will at least get a chance to customise it to your taste/budget. Since EBH has agreement with Di Lorenzo or buy bulk items from them, Do you need to pay the store price or there is special upgrade price for EBH's customers ? First time we went when we had aircon issues and now for the PCI. No way we went every other day if we didn't we would have ended with a house with the wrong bricks, wrong colour garage door, totally wrong tiles in em suite just to mention the main items no way would I trust EB there were other items that we picked along the way like wrong outside taps. No gas tap in our fireplace etc etc Happy with the end result but that's because we checked it all the way and No I would not build again. Hi there, we had paid a deposit with EB for a H&L at Willowdale in Leppington, then we were rushed through tender, being informed by EB that there was a risk that the land would be taken away from them if they did not secure a buyer for the block - had paid house and land deposits, so I couldn't reconcile this statement as they should've passed on my land deposit to the developer - and that I had to pay the tender payment *before* the end of the day if the tender appointment. Then, I was told to rush through the contract, and sign it that day - after being given only 2 hours to review my actual contract. I cancelled this appointment - of course - & provided a series of timeslot availabilities to review & sign the contract in a weeks' time, which was declined by EB. I was advised to pay the 5% deposit balance *before* signing my contract, which is inappropriate because no-one should pay for a contract that they have not reviewed or signed. Then, after exchanging on the land, the land owner sent my conveyancer an email to request the equivalent funds amount of the initial deposit paid to EB for the land - funny, why would EB not pass on my deposit when I signed and paid for my tender/contract..? Brings back questions regarding the rush through for my H&L... Something very fishy in the air, but I will be watching EB closely throughout my build, & after mentioning that my contract stated that the deposit was to be used towards the land, I received that land deposit back from EB. If you see something price tagged at $30 you pay the diff 5-8$. See something $50 once again you pay the diff I found tiles pretty good. You can upgrade and doesn't cost much if it's a sml area. They do charge you extra laying fee for any tile larger than the small20x20 whether it's a standard tile or not. So be aware of that charge. Too long ago for me to remember cost. Bax - you guys must of coped the worst bunch of luck and tradies ever. How are you settling in? Pixi your experience so far doesn't sound good dy all.
