Our footings/Site works were about $18,000 all up. Different builders have a different set allowance included their base home price, then the "on top of" site prices can vary from there, depending on what they include in the base price. Who are you building with if you dont mind me asking? That's over $26k they want...? We were quoted $22k, they did the soil test in January when they were able to gain access and we got a credit back because it came in under. Our close neighbours just a bit further on up our street were very similar to us, around that $18 - $20k mark. They're building with Metricon. I hope you can get some resolution with it I know the people building behind you on 336 - they are a lovely couple. I'll see what theirs were, they're with Sekisui house. Re: Looking for help with the External Colour Selections 13May 12, 2014 11:01 pm That will be helpful to know more about the footing and site work cost. Thanks very much for you help! deluxes Oh no... I have no idea why that would be. That's over $26k they want...? Re: Looking for help with the External Colour Selections 14May 13, 2014 1:11 pm No worries, happy to assist I'm seeing them next weekend, so I shall ask then. May I ask you how thick is your footing? Thanks! deluxes No worries, happy to assist I'm seeing them next weekend, so I shall ask then. Re: Looking for help with the External Colour Selections 16May 15, 2014 1:22 pm Piers are 600mm deep with extra strengthening bars according to the engineers report... Then 150mm for the slab. Depends on the block position as well, some of the blocks at our end of the estate have fared a bit better when it comes to footings costs, the soil composition changes from end to end. More fill, less fill etc. We are still highly reactive H1. Doubling the cost is a bit rich though?? That's very unfair Re: Looking for help with the External Colour Selections 17May 15, 2014 1:28 pm Rainleaves We got the soil engineering report, it says as the soil is highly reactive, they have no choice but to change the footing from 450mm to 750mm which almost doubled the costs for footing. We are building with Metricon in the eastern suburbs of Adelaide. We have a 2m fall on our block from rear to the street (not sure of fall across building envelop) and "P" classified soil due to trees and highly reactive clay. It looks like we may not get any change from $30k. Will be confirmed in the coming weeks. The engineer recommended that our footing be 900mm deep. I don't even know how that ends up. Re: Looking for help with the External Colour Selections 19May 15, 2014 1:49 pm Here is our soil engineering report says:"This is a Class H2-D, P (FILL) site, with a Ys value of approximately 75 mm. Provide corner reinforcement and lagging in accordance with Sheet CR4-1." Re: Looking for help with the External Colour Selections 20May 15, 2014 1:57 pm Wow, so you were classified as H2 there... We escaped with only H1. Still a P, due to the fill. It really must vary a lot across that section Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 How much are you ahead in payments compared to where the build is at? Have you fully drawn down the loan? 5 12137 Thanks Pulse, thats really helpful and very much appreciated. Also thanks for the pointer on sheathing, thats me watching too many american youtube videos! 6 3355 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13976 |
