Browse Forums Building A New House 1 Apr 18, 2014 8:31 pm Hi, I'm building my first ever home with Statesman homes and it's the Hampstead design although I've had to modify it with the help of a fantastic building designer called George Giannakakis. He was so very helpful and was able to fit the design on my odd shaped block by modifying the dimensions and changing the layout of the rooms. I do highly recommend him if anyone is building in the Northern suburbs of Adelaide. If anyone has any tips for me I would greatly appreciate it as I'm a newbie to this area as my kids would say. I'm very excited and can't wait to see the progress. I know it will take a while as Im doing a knock down, subdivision and rebuild and going through the stages of council approvals can take quite a while. The site survey has been done and also the soil testing so hopefully the footings report will be in the mail soon along with Master Plans!! Re: Hampstead Build with Statesman in Adelaide 3May 03, 2014 2:35 pm I was just wondering, as I am on a fairly limited budget, would it be less expensive for me to do perimeter concrete and the flooring and air conditioning with the builder or independently. I am looking at having tiles in the hallway and family/dining areas and carpet in the bedrooms and separate lounge. Another important consideration is that aftermarket work won't be covered by the builders warranty. Re: Hampstead Build with Statesman in Adelaide 7May 07, 2014 6:42 pm Things like aircon I would go through the builder I've seen so many new homes when people we're going to get ducted installed after the build but end up with 3 or 4 split systems stuck on the wall, looks crappy. I agree those split system air cons would be a bit too unsightly in each room. The quote for R/C air conditioning with statesman was about $7K for 6 outlets which I thought was fairly reasonable. That's a good tip about the skirtings being left off. Would the builder put them on at a later stage do you think or would I need to get someone to do them independently? I decided to do flooring and air conditioner after the handover because of the price. I will have laminated floors in the whole house and the quote from Carpet Court was $3000 cheaper with installation compare to the builder's one. I have also talked to the air con guys and they assure me it will be not problem at all to do the installation after the house is built as it is only one store house any way. I did think about flooring afterwards, I hadn't realised that it would be so much cheaper. It really is worthwhile then.I have discovered also that my neighbour did her air conditioning after hand over and she paid $7000 for Reverse Cycle air conditioning for 6 outlets( does that sound fair price) it's Daikin brand. I am building in Valley View but I am still waiting for my house to be demolished..looking like at end of July or August. To try to read and understand it is going to be difficult though. Any help would be appreciated! I'm trying to find out what class the soil is and I can't find it anywhere!
