Browse Forums Building A New House Re: Our Benham 33 journey 4608May 02, 2014 1:58 pm Is anyone else having trouble with the sales people at rawson, well I cant say we are having problems because the guy seems to be ignoring me, havent progressed any further than the colours and variations which we did over a month ago, keep chasing him but he isnt returning my calls or responding to emails, seriously is it that hard to just compose an email reply saying he hasnt forgotten about us? I'm a bit worried now about some of the posts saying that I need scotia to lay bamboo with the standard Rawson skirts. I personally hate the look of scotia with a vengeance. I did have an upgrade in there to improve the skirtings, but it got culled due to other expenses. The flooring guy I spoke to said he's prefer to have 19mm skirts in. Rawson's price to make a change post contract is pretty hefty. Re: Our Benham 33 journey 4613May 05, 2014 6:02 am SheridanBenjamin I'm not sure why you would have cladding on top of bricks, as in covering the brick? Is that what you are suggesting? It is my understanding that the cladding is for engineering purposes, to avoid extra steel, and in our case it was also because the top floor was too close to the fence line, and having cladding brought it in by the requirement. If you had bricks, then cladded over them the cladding would overhang, and may not meet setback requirements (depending on your council requirements / how close your house is to boundaries of course). It would also be extra weight you would need to have compensated by engineering. We were satisfied that the "engineered" Matrix board on our house had adequate insulating properties. Especially as we paid extra for sarking to all external walls (including the brick walls). I would suggest looking into what type of cladding you can have and the insulative properties of that before potentially paying thousands extra for extra engineering / steels / brickwork. Thanks SheridanBenjamin. We don't have issue with the setback requirements. We will have Matrix board in some parts and Axxon sheeting in others. We figured it was to reduce extra steel to reduce costs. There is another double storey house that is being built by Rawsom a street away - they have gone brick + full render + cladding on top. Re: Our Benham 33 journey 4615May 06, 2014 4:40 pm Just back on the subject of skirting and flooring, I am going to go on a whim and be very specific. We are getting the Ceramica Vallelunga - Tabula Noce tiles installed after hand over. Would it be best to speak to my SS and bring a sample of the tile to show him so the traddie doing the skirting has a rough idea. Has anyone been successful in doing this? I guess it couldn't hurt, but I feel it will be up to how willing the carpenter is and whether the SS will stay on top of it or they just skirt at a predetermined height. That's if you want the skirting to sit above the tiles. Otherwise, I think they get installed with no gap and the tiles will have to be done up to the skirting (may make the skirting look a little too short). It's only when we saw the skirtings delivered, did we mention it to the SS. He gave the usual, it should have gone through head office and it's our responsibility to reinstall and paint them, but in the end, it was soft tacked. But then, we did tender a year ago, maybe they've changed it and they are honouring previous requests. Do they really not paint them? I hate painting skirts. (But I hate scotia more!). I thought they would paint them and I'd just have to touch the nail holes. It's nice to have it finished properly - you'll have to look at it for a long time. Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval.
