We are thinking at this stage of starting to build soon after that. What I am wondering is if it is too early to go to tender now, considering its still 6 months away before we can build.
I'm just trying to get our timing right, and I want plenty of time to organize everything, but I dont want to do it too early and have all the product be discontinued, prices increase etc. The builder is currently saying people that sign up now would have a March start date, so I would think we would need to in the next couple of months to get the start date we want. Spend the time to pick the floorplan you like, modify it and choose our selections. When you are ready to go, then I would sign up. Most builders won't hold their price that long anyway...they will probably add a 'price cap' on top of your price...and I dare say that their price won't exceed that price in the next 6 months. I'm in a very similar boat as you, my land is suppose to settle April/May 09 but it's been delayed from a Feb/March settlement date. So I wouldn't be surprised if it gets delayed even more, fingers cross that it doesn't tho. Even tho it's quite far away until we build, my partner and I are already looking at heaps of houses, since March to be exact. We are looking at one house which we both really like. I've been on this forum for a while and i've learnt so much from here, invaluable. I've read here that some people take over 6 months before they finalise their actual contract. So i think it's a good time for you to put your money down on a house, if you feel that you've found the house that you love. But if you havent really found any house plan that you really like, then you also still have heaps of time to look. What i'm trying to say is that if you feel that you are ready, then it's good to just go for it. Builders will put up their prices every few months, but dont let that be the driving force for you to put a deposit down. The builder that i'm looking at is willing to cap our site cost without even doing a soil test. They have built display homes and house & land packages in my estate, and just from looking at our prelim site report, they said that they will cap our site cost. They have also capped our base house price until Jun 09. Believe it or not, builders jack up their house prices quite considerably over the months. We were looking at a M house and when we first saw back in May it was $205k, now it's $213, and they say it will go up within the next few weeks. So sometimes its better to cap a base price for the future. At least I know what i'm up for exactly. Hope all goes well for you. You are at a good time to make the right decision. We have been doing our homework for the last few months and have found the builder and house we want to go with, and I know that it will take me a long time to get the details "just right". Being a designer I am very particular about what i want This builder will let us make whatever changes we want to to the plan, so I know there will be a lot a backwards and forwards from now until tender.

Casa, I dont think it would be a 5% price rise. M, PD and CH all have about a 0.5% increase for every month that your land gets delayed. Which works out to be around $1k each month. That is alot, but the way the base prices are rising, i think it works out better, for me anyways. But that is just my opinion.
